Living along Lake Wellington
Anchored by a respected elementary school, Lake Wellington Estates is on the western side of Wichita Falls with newer homes from the 2000s onward. "One of the big draws is the elementary school, West Foundation Elementary. It's always been a strong school," says broker Jan Schaaf, who's sold homes in Wichita Falls for nearly 40 years and runs her own team through Domain Real Estate Services. "It's also a pretty neighborhood. One side of it is on Lake Wellington." The community is primarily residential, and locals live just north of Kell West Boulevard, a gateway to area shopping. Home prices in Lake Wellington Estates are pricier for Wichita Falls — around $184 per square foot versus $150, which 30-year Realtor Debbie Dobbins of Love to the Moon Real Estate says is the city's average. Dobbins also hosts her own YouTube channel devoted to Wichita Falls. Locals live around 10 miles from Sheppard Air Force Base, a major area employer, and 7 from downtown Wichita Falls, a hub for art with a growing gastropub scene and lively annual events.

Prices in Lake Wellington Estates start in the low $300,000s
Backyards are spacious, often with pools. Trim hedges wrap snugly around the front of homes, and front yards are modest while capped by sidewalks. Trees are sparse and still growing to their full potential, especially to the north, where homes are being built. Schaaf says construction is happening slowly but steadily: “They don’t build a whole lot of houses, just a few at a time.” New homes match the brick, neo traditionals that already fill the neighborhood, giving the area a uniform feeling. A handful of properties to the south are on the lake, ranging from around $400,000 to over $1 million. Farther from the water, pricing is from the low $300,000s to around $600,000, depending on square footage, build year and condition. Schaaf says the lake isn’t used locally for fishing or boating but brings beauty to the area. She adds that flooding is not a concern here because homes are built at an elevation. Severe storms bring hail and mini tornadoes are common, but they rarely affect residential areas, according to local Realtor Tim Lockhart of Keller Williams Lonestar DFW who's sold homes in the city since 2013. Dobbins adds some locals embrace the cyclones and fancy themselves storm chasers. Droughts are common in the summer and sometimes lead to wildfires. The city prohibits lawn sprinklers from 10 a.m. to 7 p.m. year-round to conserve water.

West Foundation Elementary is a walk from neighborhood homes
Students start at West Foundation Elementary, earning a B plus on Niche, before filtering into McNiel Middle School, earning a B rating. The elementary school is at the heart of the neighborhood, making school drop-offs easy. "Houses kind of wrap around the back of it, and kids can go play on the playground," Schaaf says. Parents also appreciate the school's active Parent Teacher Organization, which plans annual events, including a fun run at Christmastime where kids race in festive costumes. Ashley Thomas, the Communication Officer for the Wichita Falls Independent School District, says another part of the elementary school's appeal is it's "newer" by city standards. "It's considered new because our schools have been around for a long time. It was first built in 1995." Comparatively, Wichita Falls High School celebrated its 100th year in 2023 just before closing its doors. Neighborhood students now attend Wichita Falls Memorial High School, which has not yet been rated by Niche. Midwestern State University is 5 miles away, and it offers a choice of more than 70 majors.

Kell West Regional Hospital is close
"Lake Wellington offers easy access cause it's right off Kell, the east-west route that goes right through the center of Wichita Falls," says Schaff. Kell Boulevard flows eastward for around 7 miles toward Interstate 44 and U.S. Route 287. Employees of Sheppard Air Force can get to the base in less than 10 miles following the boulevard. But some head there for travel, as Wichita Falls Regional Airport is at Sheppard. Used by both civilians and military professionals, it offers flights through American Airlines that connect locals onward to Dallas Fort Worth International Airport. Though most people travel around the city by car, there's a bus route on Kell Boulevard, less than a mile southeast. Kell West Regional Hospital is around the same distance away when care is needed.

Wichita Bluff Nature Area is a popular spot for forested walks
While kids can visit the local playground at the school, there isn't a designated park in the neighborhood. However, there's a range of recreation within 6 miles. The closest pocket park is Belair Park, just a few miles east, offering another small playground and a tennis court for friendly pickup games. Farther east, Weeks Park's over 250 acres encompass the city's golf course. To the north, Wichita Bluff Nature Area offers a nearly 2-mile paved trail that winds through a forest and brush that bursts with black-eyed Susans in the spring. Lucy Park is also north, spanning over 170 acres with paths leading to the city's waterfall, a dinosaur-themed kids play area and a sound garden with outdoor acoustic instruments anyone can improvise on. In the summer months, residents can swim in Lucy Park's pool. Kiwanis Park is south, offering an up-close view of prairie dogs playing within a metal fence enclosure. Farther south, Lake Wichita Park has a fishing boardwalk, kayak launch, 9 lighted tennis courts and a disc golf course. It also houses the city's only dog park.

Kell West Boulevard leads to area shopping
A range of chains and local restaurants is within 5 miles of the neighborhood following Kell West Boulevard. Market Street stays open 24-7 for convenient grocery runs. Sikes Senter mall houses national chains from JCPenney to Foot Locker to At Home and has an AMC Theatre for movie nights. The city's one and only Target is just south of the mall, with an in-store Starbucks for a quick coffee run. Dobbins says Wichita Falls locals love chain restaurants like McDonalds and Taco Bell. But there are a few well-loved local spots, too. Willie's Place, owned by a local couple, is a go-to for specialty burgers served in a laid-back country atmosphere. The Parkway Grill is an equally down-to-earth sports bar serving large portions of southern comfort and Mexican food. McBride's Steakhouse is the go-to for mesquite-grilled steaks with mac-n-cheese or whipped potatoes and gravy. Locals can also head to the modern gastropubs downtown when they want a change of pace.

Game day at Memorial Stadium
Memorial Stadium, around 2 miles away, is packed during high school and college football games. The downtown farmer's market runs every Saturday morning year-round. The market hosts Watermelon Fest in July, bringing live music and local vendors. Some try their chances at the watermelon eating contest. Come August, downtown comes alive as over 13,000 cyclists race through the city during the annual event Hotter'N Hell Hundred. "It's such a big deal that all the hotels fill up early, and many Wichita Falls residents open their homes to the riders," says Schaaf. From April to October, downtown hosts monthly art walks, showcasing the talent of local creatives.
