A small suburb near Lake Wichita

Sikes Estates is a small suburb in Wichita Falls between Southwest Parkway and Holliday Creek. Locals live surrounded by large recreational parks, including one containing the municipal golf course, and near almost every other city highlight. "It's close to restaurants and shopping. It's a little more central to Wichita Falls. You can get anywhere from Sikes Estates within 10 minutes," says Linda Warnock, a RE/MAX Elite Group Realtor who's lived in this city for 21 years. A few attractions fall outside that range, including Sheppard Airforce Base and downtown Wichita Falls. The base is a major area employer, but still only 10 miles away. Downtown is more rural than a bustling city center, but a hub of local events. Though primarily a bedroom community, residents live along winding streets between two major roads that lead to the city's main commercial corridor and major highways.

A mix of traditional homes, some near Holliday Creek

Neighborhood streets are typically suburban, with mature trees springing modest yards, sometimes capped by sidewalks. Locals live in a mixture of well-maintained brick traditional homes, most in the ranch and neo-traditional style. Properties are distinguishable through their customizations – from fresh white paint to shiplap paneling and craftsman beams. Many are in the $200,000 to $300,000 range with three to four bedrooms and less than 2,600 square feet. The $400,000 to $500,000 range is rarer, offering an extra room or two and at least 1,000 more in square footage. A unicorn price for the neighborhood is around $950,000, bringing over 6,000 square feet and custom-built architecture. Car storage ranges from rear alleyway garages to those built into the front of homes. Some residents convert their garages into extra rooms. Others appreciate having car protection, as hail is common in North Texas. Severe storms also bring mini tornadoes; extreme heat can cause cyclical droughts and fires. Homes in the neighborhood's southern section may be more prone to flooding as they are closer to Holliday Creek.

Students start at Ben Milam Elementary School, rated B on Niche

Students attend Ben Milam Elementary School and McNeil Junior High School within the Wichita Falls Independent School District. Both earn B ratings from Niche. Their next step is Wichita Falls Legacy High School, which opened in 2024 and is too new to have a Niche score. Legacy High embraces different learning styles by integrating online courses into its curriculum and creating breakout rooms for in-person collaboration. Midwestern State University is less than 2 miles north. It runs the Wichita Falls Museum of Art, hosting rotating exhibits in five galleries and mostly free community programming, including art classes.

On-demand buses through Falls Ride

Bus routes through Falls Ride are just outside the neighborhood along Kemp Boulevard and the western side of Southwest Parkway. Falls Ride also offers on-demand services where buses deviate within a mile of their regular routes. Houses of worship within a few miles of the neighborhood include Heritage Church and Grace Church. Military professionals can reach Sheppard Air Force Base in around 10 miles following Interstate 44. The Wichita Falls Regional Airport, used by those working at the base and civilians, is housed at the base with American Airlines flights connecting to Dallas Fort Worth International.

The city's golf course is near Sikes Estates

Wichita Falls’ largest recreational hubs are within 5 miles of Sikes Estates. Weeks Park not only houses the city’s golf course but also lighted tennis and pickleball courts. Kiwanis Park is known for its fenced-in prairie dog enclosure where people can watch them play. Lake Wichita Park offers a fishing boardwalk, a kayak launch, miles of concrete trails and the only dog park in Wichita Falls. It also has multiple sports courts for football and softball players and an 18-hole disc golf course. Lucy Park is the site of the city’s artificial waterfall. It also has a public swimming pool and a dinosaur-themed play area featuring life-sized fossil sculptures in a giant sandbox.

Target is just over 1 mile away

Wichita Falls’ central commercial corridor is between the boulevards of Kemp and Kell and Lawrence Road. Given that Kemp Boulevard runs along the western side of Sikes Estates, locals have a straight shoot to all of it, and most major chains are within 3 miles. This includes Target and Sikes Senter Mall, which has a range of stores, from At Home to Books-A-Million. Residents can grab groceries between Walmart Supercenter and Market Street, open 24/7. Although there are chain restaurants virtually everywhere, the closest local spot is The Parkway Grill, serving up southern comfort food and Mexican dishes on Southwest Parkway.

Events between Wichita Falls Museum of Art and downtown

Outside of visiting the Wichita Falls Museum of Art and possibly taking a class there, locals can head to the River Bend Nature Center near Lucy Park and tour their live animal exhibits. Or they can catch a college or high school football game at Memorial Stadium, just over 3 miles west. The local farmers market runs downtown on Ohio Avenue every Saturday year-round. In July, the annual Watermelon Fest is held at the exact location, featuring live music, shaved ice treats and watermelon by the slice. Downtown also hosts an art walk from April to October on the first Thursday of the month, showcasing a range of local creatives.
