Just outside of Maize, in the northwestern section of Wichita, Avalon Park is a quarter-square-mile subdivision with a systematic layout of tract homes developed in the early 2000s. With a $700 monthly homeowners association fee, residents enjoy several perks, including a community pool and playground, ten small fishing ponds and lawn maintenance that keeps properties looking pristine. While the neighborhood isn’t in Maize, it’s zoned to the well-respected Maize Unified School District. “It’s a quiet, traditional neighborhood, and it’s close to a ton of shopping and restaurants. But the schools are probably the biggest draw,” says Natasha Anderson, team leader and Realtor with Elite Real Estate Experts, who services the neighborhood.

Avalon Park’s cul-de-sacs are lined with neo-eclectic houses on quarter-acre lots. Though they all have similar bi-level layouts with three-car garages, each one has its own personality with different sidings, like brick, stone and vinyl in various shades. Most homes have fenced-in backyards with covered decks, some of which face the community’s fishing ponds. These homes typically offer around 2,500 to 3,500 square feet of living space with four to five bedrooms. They tend to sell for around $350,000 to $450,000.
Schools
Students progress through four schools within the Maize Unified School District, all of which receive an A-minus grade from Niche. They’re also located right next to each other, just 1 mile west of the neighborhood. Kindergarten through fourth-grade students attend Maize South Elementary. They’ll go on to complete fifth and sixth grade at Maize South Intermediate. Then, they’ll attend Maize South Middle and Maize South High. The high school is ranked the best in Sedgwick County. It offers dual credit classes with Wichita State University and is a competitive force in Kansas’ 5A Division sports. The Mavericks won seven state championships between 2016 and 2024, the most recent being the boys soccer team in 2022 and 2023 and the boys tennis team in 2022.
Parks
Some residents live just a few feet from the community pool and playground at the center of Avalon Park, while others are no more than a half-mile away. The ten ponds are spread out all over the neighborhood, so it’s easy for residents to walk to a fishing spot. The community has two entrances to a 9-acre nature trail that runs through thick woods by the Big Slough, another fishing spot. Sedgwick County Park is about 4 miles away, featuring 400 acres of trails, fishing lakes, sports facilities and its “Boundless Playground,” created for children of all abilities. The Sedgwick County Zoo is right next to the park with more than 3,000 animals.
Shopping and Dining
The closest shopping and dining options are in Maize along Maize Road, about 1 mile west. There are a few familiar retailers like Sam’s Club, Goodwill and Menards. However, NewMarket Square, Wichita’s biggest outdoor shopping center, is just 2 miles south of here, featuring dozens of big box retailers like Walmart, Target and Best Buy. There is no shortage of places to eat, whether in Maize or around NewMarket Square. Barn’rds is a popular sandwich shop in Maize, famous for its roast beef sandwich, a classic that has been around since the restaurant opened in 1983. NewMarket Square has a big mix of national chain and local restaurants. Some local favorites include Avivo, known for its brick oven pizza, and Emerson Biggin’s, a popular sports bar with an arcade.
Events
Avalon Park has occasional events, such as cookouts by the pool during summer. Community yard sales usually occur once every few months, along with dumpster days, where residents can get rid of any trash or unwanted furniture. The HOA board also hosts quarterly meetings to keep residents up to date on the community.
Transportation
Kansas Route 96 is 1 mile away, leading east to Interstates 235 and 135, which then runs south to Downtown Wichita for a 13-mile trip. The highways are avoided altogether to get to Wichita Dwight D. Eisenhower National Airport, about 7 miles south of Ridge Road and 87th Street, two roads just outside the neighborhood entrance.
Crime
Avalon Park has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4. Like any place in Wichita, Avalon Park has the potential to be impacted by severe weather, as the city is located in the Midwest’s “Tornado Valley.” The National Oceanic and Atmospheric Administration has been tracking tornadoes since 1950 and has not recorded one in Avalon Park since.
