In 1950, Drew and Elizabeth McLean turned their 138 acres of Wichita farmland into Benjamin Hills-Pleasant Valley, a neighborhood named for their son, who died in World War II. With her degree from the National Academy of Design, Elizabeth oversaw the neighborhood's development, offering residents expertly crafted midcentury architecture with deeply personal significance. Today, the community retains its rural roots with occasional gravel roads, easy Arkansas River access and large lots. However, a bustling shopping corridor and schools within walking distance add an element of modern convenience to Benjamin Hills-Pleasant Valley.

These two-to-three-bedroom dwellings often feature massive picture windows, stone facades and low-sloping asymmetrical roofs. Four-bedroom contemporary builds and Cape Cod cottages sit on heavily forested quarter-to-half-acre lots. Parking is no issue for residents, as most homes have two-car garages or half-circle driveways. “Some houses to the east have the Little Arkansas River in their backyard,” says Jack Silvers, the owner-broker of River City Realty who has sold homes in Wichita for over 40 years. “It’s great because it makes for a beautiful setting, and you can easily access it for kayaking, but you aren’t responsible for maintaining the land.” Homes in Benjamin Hills-Pleasant Valley typically cost between $175,000 and $500,000, a range in the same ballpark as a Wichita home’s average $200,000 selling price. “A lot of these houses are incredibly unique for Wichita in terms of architecture,” says Silvers. “People will keep them in their families for decades, and that makes the stock limited and fast-selling.”

Wichita Public Schools or St. Jude Catholic School

“Schools are a big reason people move here,” says Silvers. “There are two elementary schools, a middle school and a Catholic School. Kids walking to school is the norm in this area.” Children in Benjamin Hills-Pleasant Valley can attend McLean Science and Technology Magnet Elementary School. In addition to being named after the neighborhood’s founders, the school has a B-minus grade from Niche. Next, students can attend C-minus-graded Pleasant Valley Middle before going to Wichita North High. Lending to its C-plus grade, the school offers over 50 concurrent credit classes through Wichita State University and Newman University. Students may also go to St. Jude Catholic School for kindergarten through eighth grade.

Outdoor fun at Columbine Park or the Big Arkansas River

A day of outdoor adventure is always close to home, thanks to the 10-acre Columbine Park. Athletes can shoot hoops on the basketball court, hit a home run on the grass softball diamond or practice their backhand on the two tennis courts. Puppies can run wild at the 8-acre K-9 Rooster Dog Park, named after the late Wichita Police Canine Officer Rooster.
