About 7 miles from Downtown Wichita, Cedar Lakes Village is built around two small lakes and has a landowner’s association that keeps the neighborhood looking pristine. “Once you get inside, it feels like its own world. It’s a very pretty area,” says Tobi Castelli, a Realtor with Keller Williams Hometown Partners and Wichita resident since 2004. The quarter-square-mile development features a private clubhouse for recreational activities. Cedar Lakes Village is not only an attractive option for those who want to be close to shopping and dining, but it's also near McConnell Air Force Base about 2 miles away. “A good percentage of Air Force members live in the neighborhood,” says Joe Danler, Broker of Berkshire Hathaway Pen Fed Realty, who sells in Cedar Lakes Village. “There seems to be a lot of desire to buy in that area because it’s so close to the base.”

Condos, duplexes and single-family homes

Cedar Lakes Village offers a mix of condos, duplexes and single-family homes built in the 1970s, most of which come with attached garages, including the condos. Castelli says, “There are not a lot of condos in Wichita, and the Cedar Lakes complex is in a good location.” Common single-family homes include ranch styles, split-levels and Craftsman. Most houses have attached garages and are built on quarter-acre lots with fenced back yards, a few dozen of which face the lakes. Houses can range anywhere from 1,800 to 3,500 square feet, selling for $175,000 to $325,000. Three-bedroom duplexes sell for around $120,000 to $170,000, while two- to three-bedroom condos sell for around $110,000 to $165,000.

A private clubhouse and a short drive to Harrison Park

The Cedar Lakes Village clubhouse features a private outdoor pool and two tennis courts. Residents can also walk around the lakes, both of which have docks and benches. Harrison Park is less than 2 miles away. A 0.75-mile fitness trail wraps around the park. The trail leads to every park feature, including a stocked fishing pond, a playground, a splash pad, several sports fields and a dog park. All of these are amid a large grassy field with planted trees and a gently rolling hill.

Multi-cultural restaurants

Dozens of restaurants are nearby at Harry Street and Rock Road. Residents can enjoy a multi-cultural dining experience with places such as Pho Mc, which serves Vietnamese food, Meddys, a popular Mediterranean spot and New Paradise Indian Restaurant. Homestyle meals are available for breakfast, lunch and dinner at Village Inn, most notable for its pie selection. And Spangles is a well-known Wichita chain that offers a 1950’s-style diner atmosphere. The intersection has a Goodwill and Dollar Tree. There’s also a Dillons grocery store about a half-mile down Harry Street. And Towne East Square, an indoor mall with more than 100 businesses, is about 2 miles north on Rock Road.

Diversity at Wichita Public Schools

The neighborhood is served by Wichita Public Schools, the third most diverse school district in Kansas, according to Niche. Students attend Beech Elementary, to which Niche gives a C. They’ll go on to Curtis Middle, graded a C-minus and Wichita Southeast High, graded a C-plus. The high school, commonly known as Southeast, is one of the largest high schools in the city. It teaches performing arts courses, has a college and career center and includes student organizations such as Writing Buffs, Scholars’ Bowl and Science Olympiad.

A 7-mile drive to Downtown Wichita

Wichita Transit buses operate along Harry Street and parts of Rock Road, with routes all over the city. U.S. Route 400 is about a mile-and-a-half north, which leads to downtown about 7 miles west. The same highway can be taken for a 12-mile drive to Wichita Dwight D. Eisenhower National Airport. The closest access point to Interstate 35, the Kansas Turnpike, is about 2 miles away.
