About 7 miles from Downtown Wichita, Cedar Lakes Village is built around two small lakes and has a landowner’s association that keeps the neighborhood looking pristine. “Once you get inside, it feels like its own world. It’s a very pretty area,” says Tobi Castelli, a Realtor with Keller Williams Hometown Partners and Wichita resident since 2004. The quarter-square-mile development features a private clubhouse for recreational activities. Cedar Lakes Village is not only an attractive option for those who want to be close to shopping and dining, but it's also near McConnell Air Force Base about 2 miles away. “A good percentage of Air Force members live in the neighborhood,” says Joe Danler, Broker of Berkshire Hathaway Pen Fed Realty, who sells in Cedar Lakes Village. “There seems to be a lot of desire to buy in that area because it’s so close to the base.”

Cedar Lakes Village offers a mix of condos, duplexes and single-family homes built in the 1970s, most of which come with attached garages, including the condos. Castelli says, “There are not a lot of condos in Wichita, and the Cedar Lakes complex is in a good location.” Common single-family homes include ranch styles, split-levels and Craftsman. Most houses have attached garages and are built on quarter-acre lots with fenced back yards, a few dozen of which face the lakes. Houses can range anywhere from 1,800 to 3,500 square feet, selling for $175,000 to $325,000. Three-bedroom duplexes sell for around $120,000 to $170,000, while two- to three-bedroom condos sell for around $110,000 to $165,000.

Diversity at Wichita Public Schools
The neighborhood is served by Wichita Public Schools, the third most diverse school district in Kansas, according to Niche. Students attend Beech Elementary, to which Niche gives a C. They’ll go on to Curtis Middle, graded a C-minus and Wichita Southeast High, graded a C-plus. The high school, commonly known as Southeast, is one of the largest high schools in the city. It teaches performing arts courses, has a college and career center and includes student organizations such as Writing Buffs, Scholars’ Bowl and Science Olympiad.
