Suburban feel with urban access
Fairfax is a predominantly residential community of mid-century houses in Southeast Wichita. The neighborhood is alongside U.S. 400, which is known locally as Kellogg Avenue, connecting the neighborhood directly to other parts of the city, including Downtown, about 4 miles west. Adjoining Fairfax to the north is College Hill, which can be reached on the Oliver Avenue bridge over U.S. 400, opening up access to more shops and restaurants. “Homes in College Hill cost more,” says Erica Boller, a Realtor with Urban Cool Homes who lives in College Hill. “So this is a great option because the price per square foot is cheaper and you can still ride your bike to get an ice cream in College Hill.” There’s also a public elementary school in the Fairfax, so students can walk or ride their bikes to school.

Ranch-style homes and English-style cottages
Fairfax’s grid-pattern streets stretch to cul-de-sacs on the north side next to U.S. 400. While a wall blocks the sight of cars on the busy highway, it doesn’t quite block the sound. “You’re going to have a bit of noise at the end of the street,” says Boller, “But it’s not overwhelming.” The neighborhood features side-by-side ranch-style houses and English-style cottages built between the 1940s and ‘50s. They can range anywhere from 750 to 2,400 square feet, selling for $115,000 to $200,000. Most are built on 0.15-acre lots with fenced backyards that abut other backyards or connect to a back alleyway. Garages are also common.

Quick trip to restaurants in College Hill
College Hill's retail and dining spots are accessible to the north, and more can be found less than 2 miles south at the junction of Oliver Avenue and Harry Street. College Hill offers various dining experiences, whether locals are in the mood for a homestyle breakfast at Livingston’s Café, high-end cuisine at George’s French Bistro or dessert on the patio at Papa’s Ice Cream & Treats. Residents can also eat at dozens of restaurants on Harry Street, including multi-cultural ones such as Pho Ong 8, a Vietnamese restaurant, Taqueria El Fogon, serving traditional Mexican food and Shanghai, known for its all-you-can-eat Chinese buffet. Dillons is the nearest grocery. On Oliver Street, there’s Grace Market for specialty Asian products and several local shops, including multiple beauty supply stores and Book-A-Holic, which has a large collection of used book. For even more shopping, Towne East Square, an indoor mall with more than 100 businesses, is about 2 miles away.

A short walk to Jefferson Elementary School
Public school students attend Jefferson Elementary School, which earns a C-minus grade from Niche and is located in the neighborhood, walking distance from many homes. They’ll go on to Curtis Middle School and Wichita Southeast High School, each of which also earns a C-minus grade. The high school, commonly known as Southeast, is ranked the second-most diverse high school in the state.
Younger kids can attend Jefferson Elementary School.

Playground fun at Longview Park
Longview Park, a small pocket park on the north side of the neighborhood, includes a playground and gazebo. LW Clapp Park, about a mile and a half away, is a former golf course that’s since been converted into a disc golf course. For indoor recreation, the Greater Wichita YMCA’s Garvey Sports Center is less than a mile away, featuring a basketball gym and after-school programs.

Direct access to U.S. 400
Public transportation is available through Wichita Transit, which has bus stops along Oliver Avenue on the east side and Lincoln Street on the south side of the neighborhood. From U.S. 400, it’s about a 4-mile drive to downtown, which Boller says takes about five to 10 minutes. The highway can also be taken for a 8.5-mile drive to Wichita Dwight D. Eisenhower National Airport.
