A lake family in North Wichita

It's all about the lake life in Harbor Isle, a secluded community with two lakes surrounded by homes and beaches, where neighbors enjoy each other's company. "Being on the water, you immediately have a lake family ,so to speak," says Michael Matthews, a Realtor with Berkshire Hathaway HomeServices, who has lived in Harbor Isle since 2013. "There's a beach area where a lot of times on a Saturday or Sunday, you'll find people over there with their pontoons and end up beaching and floating. In the fingers of the lake, people get together, sit out on the decks and have drinks and eat." The community is split into Harbor Isle One and Two on the north lake and Harbor Isle Three on the south lake, each with its own homeowners associations. Located in North Wichita, Harbor Isle is one of the few lakefront communities in the city and is significantly cheaper to live in than those in the nearby suburbs of Maize and Goddard. Even still, Harbor Isle is considered a luxurious place to live, where the average household income is $121,000. "It's an upscale neighborhood," says Natasha Anderson, team leader with Elite Real Estate Experts, who services Harbor Isle. "The houses are large and good quality, and they rarely go up for sale."

Exploring the north and south lakes

Both lakes are open to residents who want to explore the water, whether on a pontoon, personal watercraft or kayak. According to Matthews, residents on the north lake can have one pontoon boat with 40 horsepower and one personal watercraft with 135 horsepower. On the south lake, personal watercraft are prohibited, but residents can have a 25-horsepower pontoon. He says on a typical weekend, there are about seven to 10 personal watercraft and more than 15 boats out on the water. The lakes keep anglers busy with 20 fish habitats. Each lake also has its own sandy shore where boaters can stop to relax in the sun.

Boating to neighborhood events

Summertime introduces a slew of community events. Residents will boat to their neighbor's docks for progressive dinner parties or head to the beach to celebrate holidays. "There's a group of us that get together on the Fouth of July and we do a shrimp boil over on the beach," says Matthews. "Then there's a group of individuals who put on a large fireworks display on the east end in a field."

Lakefront homes cheaper than the suburbs

Harbor Isle's 92-acre north lake is surrounded by cul-de-sacs that jut out like fingers, creating small inlets. They're predominantly lined with 2,500 to 5,500 square-foot neo-eclectic houses with three-to-four bedrooms built in the 2000s and 2010s. Most come with boat docks, and several have their own small, sandy beaches. Similar homes are still being developed on the 58-acre south lake. Once all the lots are filled, the lake will be nearly surrounded by houses. The only difference is that there are no cul-de-sacs and inlets, so each home has a panoramic view of the entire lake. There are a few houses off the lake that sell for around $550,000 to $650,000. Lakefront properties typically range from $700,000 to $900,000, with a few fetching up to $1 million. Meanwhile, most homes in other lakefront communities in the Maize and Goddard school districts sell for more than $1 million.

Elementary students learn outdoors

Students are zoned to Earhart Environmental Magnet Elementary, graded a C-plus by Niche. The motto is "No child left indoors," as the school focuses heavily on environmental education, utilizing 11 acres filled with forested nature trails, a pond and a monarch butterfly garden. Students go on to C-minus-graded Pleasant Valley Middle School and C-plus-graded Wichita Heights High, ranked the sixth-most diverse high school in Kansas.

A short drive to stores and restaurants

Residents exit the community onto North Meridian Avenue. From there, it's a 1-mile drive north to the intersection of West 53rd Street, where there's a Walmart. The intersection also has a Papa John's and a few fast-food restaurants, including McDonald's, Taco Bell and Braum's Ice Cream & Dairy Store. It's about a 4-mile drive to get to other nearby restaurants, like Savute's, the oldest Italian restaurant in the city, which opened in 1944. NewMarket Square, Wichita's biggest open-air shopping center, is also 8 miles away, with plenty of more shopping and dining options.

10 miles to Downtown Wichita

Downtown Wichita commuters have a 10-mile drive. It starts on North Meridian Avenue, which runs 1 mile south to Interstate 235. From there, it's a 3-mile drive east to Interstate 135, which leads another 6 miles south to downtown.
