Local shops and restaurants near 1920s homes

Kellogg School, also known as The Hyde, is teeming with breweries, vintage shops and record stores just a few blocks from streets of cozy cottages and bungalows. “The key feature of this neighborhood is being walking distance from downtown and Old Town,” says Jack Silvers, broker and owner of River City Realty for 16 years. Route 400, or East Kellogg Avenue, runs through the middle of the neighborhood. To the south, early-1900s cottages grace the established residential blocks. To the north, locally owned shops and restaurants have given new life to forgotten commercial spaces. "When we opened in 2015, there were a lot of naysayers because there wasn't anything going on here," says Ian Crane, owner of Central Standard Brewing. "But it's become a really popular spot because it's a quiet neighborhood area instead of a busy main road, so it's easy for people to get around and there's plenty of opportunities for local businesses like us."

Walk to vintage shops, breweries and restaurants

The streets between East Kellogg Avenue and East Douglas Avenue are buzzing with activity. Locally owned businesses have brought new life to old commercial spaces. Beer enthusiasts can enjoy flights at Central Standard Brewing with a view of Hyde Park, while non-beer drinkers indulge at White Crow Cider Company a few blocks away. Barks & Brews is dog friendly. East Douglas Ave, one of downtown's main thoroughfares, has a selection of restaurants. These include Tanya's Soup Kitchen, where diners warm up with seasonal soups during the cold Wichita winters. The neighborhood also has a collection of unique local shops. Music lovers add to their vinyl collection at The Gate, Wichita’s first heavy metal record store. Hunt and Gather Vintage gives vintage furniture a second act, and Camp Creek Vintage has racks of classic threads. People also enjoy concerts and shows at Interest Bank Arena, a short walk or drive from most homes.

Celebrate local art on First Fridays

Downtown Wichita has a full calendar of events. First Friday Gallery Crawl has new installations and live music at galleries across the city on the first Friday of every month. Art House 310 is a favorite, just a short walk from most homes. People explore the city during Second Saturday by visiting participating locally owned shops. Folks can receive discounts at all participating stores by buying a reusable Second Saturdays shopping bag.

1900s Cottages and bungalows

The blocks south of Route 400 are almost entirely residential. Most homes on these well-established streets were built from the 1910s to 1940s, and they haven't changed much since then. However, the activity to the north has given these homes a new desirability. "The market moves a little slower compared to the rest of the city, but when a house goes up it receives multiple offers,” says Silvers. Small bungalows and Tudor-inspired cottages with gabled roofs make up most of the options. Homes usually have grassy front lawns and larger fenced backyards. Small cottages under 1,000 square feet can range from $70,000 to $130,000. More spacious and updated cottages and bungalows can range from just over $100,000 to almost $300,000. In addition to the cozy cottages and bungalows, the neighborhood has larger period designs, like wood-sided foursquares and neoclassical brownstone homes. These larger early-1900s homes are a signature of the neighborhood's older character. However, they aren’t for sale often.

IB program at East High

Neighborhood students may attend Wichita Public Schools, which receive a B-minus overall from Niche. Kids begin at Linwood Elementary, graded a C, and walk less than a mile from home to Mead Middle, given C-minus. They round out their educational journey at Wichita East High School, commonly known as East High, rated a B-plus. East High’s highly regarded International Baccalaureate program attracts many students from around the area, earning it the ranking of Niche’s No. 1 most diverse public high school in Kansas.

Space to play at Skyline and Hyde Park

Folks walk a few blocks from most homes to Skyline Park, a patch of green space where kids climb on the playground. For a bit more green space, people can head to Hyde Park in the northern part of the neighborhood, across East Kellogg Avenue. Hype Park has open green spaces, paved walking trails and a playground. Kids can exercise their creative muscles at Wichita Children’s Theatre, a nonprofit theatre and dance school that has been a staple of the Wichita arts scene for 40 years.

Short walk to bus stops

Residents can follow the city sidewalks to neighborhood establishments, and downtown Wichita is only about a mile northwest. They can also catch the bus on South Hydraulic Avenue or East Waterman Street if they don’t want to walk or drive around town. Healthcare professionals can work a multiple nearby medical centers. Ascension Via Christi St. Francis Hospital is about 2 miles north, and Wesley Medical Center is less than 3 miles northeast. For longer trips, folks can hop on Interstate 135, running down the neighborhood's east side. Wichita Dwight D. Eisenhower National Airport is the closest outlet for regional flights, 7 miles from the neighborhood.
