Calm and quiet in the heart of Wichita’s northwest
Sitting just west of downtown Wichita, La Placita Park offers convenience and easy access to everything Wichita has to offer, in a relaxed community. “The neighborhood is quiet and centrally located,” says Bernardo Flores owner broker and Fiesta Real Estate, “It’s an in-demand area right now.” In a neighborhood bisected diagonally by Zoo Boulevard, small fenced in back yards feature young shade trees, with townhouse and apartment complexes on the outskirts. Part of Wichita’s housing boom in the middle of the 20th century, the streetscape reflects the period with the traditional split-levels and ranch style featuring garages and large driveways. Attractions including zoos, parks, and restaurants reflecting the diverse cultures that make up the backbone of Wichita are all within reach of La Placita Park, making it highly convenient.

Reflecting the boom
The vast majority of homes in La Placita Park are traditional midcentury ranch style homes, but as Flores notes, there’s more than meets the eyes is this transforming neighborhood. “They still look like 1950s ranch styles on the outside, but people are adding finished basements and new kitchens,” says Flores. Most homes sit on the smaller side, averaging 1,357 square feet of living space, and usually featuring 3 bedrooms. Zero-entry floorplans offer accessibility and convenience by not having any stairs throughout the home, although a handful of bi-level homes dot the community. Updated homes featuring renovated bathrooms as well as kitchens with upgraded cabinetry and appliances often sell for $160,000 to $200,000, while many with original interiors sell in the range of $120,000 to $150,000.

Spice things up with Latin flare
A beloved food truck that set down roots, Tacos TJ 664 dishes out hearty Tijuana-style tacos, tortas and more in a bright location that pops open the patio doors in the warm months so diners can enjoy the fresh air with their birria plate. Riverfest brings the whole city together
The quiet, low-key neighborhood isn’t laid out for events, with residents instead making a trek to downtown Wichita for Wichita Riverfest, a long-running festival featuring concerts, fireworks, food courts and more that generally takes place the first full week of June. While Exploration Place is considered the premiere science center in Kansas, it’s home to science and cultural events throughout the year including live shows, summer camps, and festivals.
La Placita Park students prepare for the future
La Placita Park students are likely to attend Black Traditional Magnet Elementary School to start, a school that gets a C-plus from Niche. Named after Wichita’s first public school teacher, Jessie Hunter Black, it has the magnet theme of Project Based Learning, as students learn through engaging in real-world, personally meaningful projects. Hadley Middle School earns a C grade, while Wichita High School North is rated a C-plus school. Best known as the high school that produced Barry Sanders, the four-year Bio-Med program prepares students to move into the health industry. Students can elect to go to other magnet schools within the Wichita Public Schools USD259 or attend private schools such as St. Joseph Catholic or Northfield School of the Liberal Arts.

Getting wild in Wichita
There’s no park in La Placita Park, but there is a zoo on Zoo Boulevard. Roughly two 2 miles away, Sedgwick County Zoo allows guests to walk among a few of the zoo’s 3,000 animals in their experimental exhibits. The zoo is part of the larger Sedgwick County Park, which includes a baseball field complex, pickleball courts, a massive playground and four lakes amongst miles of walking trails. Closer to the neighborhood, Sycamore Park offers 13 acres of green space including a playground, basketball court and tennis courts. Across the street, Genesis Health Club provides a spot for exercising with cardio and weight-lifting equipment.
A neighborhood built for cars
While some public transportation is on hand, and there are a handful of sidewalks and generally quiet streets, most residents are car-dependent, with major activities and errands being just outside of convenient walking or biking distance. Wichita Dwight D. Eisenhower National Airport is only 5 miles from the neighborhood, making it easy to travel throughout the country.
Hospitals bring care and jobs
Healthcare is the second largest industry in Wichita, trailing only manufacturing. Only 4 miles away, Via Christi Hospital St. Francis is generally 10 minutes or less of a drive, providing 24-hour emergency care as well as hundreds of jobs. One mile further, Wesley Medical Center has served the community since 1912, and employs nearly 4,000 Wichitans.
