Less than 1 mile north of Wichita State University, Matlock Heights offers collegiate amenities and metropolitan convenience. “There’s an even mix of rental properties and houses to buy, but college students don’t overrun the area. Most of them live east of campus,” says Jack Silvers, the owner-broker of River City Realty, who has sold multiple homes in the area. Locals can easily access the numerous cultural hubs and sports facilities on WSU’s 330-acre campus. 126-acre Dr. Glen Dey Park also surrounds the neighborhood to the north. Proximity to 21st Street and Interstate 135 make places like the Bradley Fair Shopping Center and the city’s Old Town entertainment district 4 miles away.

Minimal Traditional ranch styles abound in Matlock Heights
Developed throughout the 1950s, Matlock Heights’ asphalt roads are lined with two-to-four-bedroom Minimal Traditional ranch styles. Their 10,000-square-foot lots are often enclosed by chain link fences and feature one-car garages or carports. Homebuyers can also find split levels and Colonial Revivals, though two-story dwellings are rare for this neighborhood. “Homes sell quickly here because of their low prices,” says Silvers. “Most of them are sold as investment properties, so buyers should expect to make some renovations.” While Matlock Heights comprises 51% renters, buying here can cost between $80,000 and $130,000, a range lower than a Wichita home’s average $250,000 selling price.

From Shocker basketball games to the history of Pizza Hut
WSU offers over 60 undergraduate degree programs, ranging from aerospace engineering to business management. Matlock Heights residents can stroll the campus’ sidewalks, weaving through brick-façade buildings dating back to the 1920s and the Charles Koch Arena, home of the Shockers basketball team. Also, mere minutes from the neighborhood, The Ulrich Museum of Art has an 88-piece sculpture garden, while the Pizza Hut Museum details how the franchise was founded by two former students in 1958.

Children here can attend Buckner Performing Arts and Science Magnet Elementary, rated a C-minus by Niche, continuing to C-graded Stucky Middle School. Funded by the Tax Credit Scholarship Program, Urban Preparatory Academy is a private option in the area, serving kindergarten through eighth grade students.

Playgrounds, biking and fishing at Dr. Glen Dey Park
Named after a former WSU professor, Dr. Glen Dey Park spans Matlock Heights’ northern region. Locals can easily walk to the green space’s basketball courts or the football field, which hosts youth games throughout the fall. With one playground in the eastern region and another to the west, the park has several rope climbing courses, twisty slides and tire swings. The 2-mile sidewalk system here connects to the K-96 Bicycle Path, an 8-mile route alongside its namesake bypass. Off East 29th Street is the K-96 Fishing Lake, where anglers can catch channel catfish from the wooden piers or launch a small, motorized boat.

Matlock Heights is near Broadway Avenue and the Bradley Fair Shopping Center
While locals can grab shawarma or hot dogs every weekday from the WSU Food Truck Plaza across the street from the National Institute of Aviation Research, the neighborhood is also near other eateries. For instance, Broadway Avenue is 2 miles west and lined with Mexican restaurants, like Silvia’s, a colorful locale known for breakfast bites and barbacoa street tacos. The intersection at Amidon Avenue and 21st Street is 4 miles in the same direction, where residents can pick up groceries from Dillions, Walmart Neighborhood Market or Aldi. Over 50 familiar retailers and chain restaurants like Outback Steakhouse or On The Border are 4 miles to the east at the Bradley Fair Shopping Center, an open-air commercial district with lakefront views.

A car-dependent community near Interstate 135
Residential streets in Matlock Heights don’t have sidewalks, making it a car-dependent neighborhood. Interstate 135 is about 1 mile west of Matlock Heights, and a 4-mile drive south leads to Old Town. The Dwight D. Eisenhower National Airport is 11 miles southwest via the same highway and U.S. Route 400, while the Wesley Woodlawn Hospital is only 4 miles east along 21st Street. A Wichita State Transit bus stop is on Hillside Avenue, allowing students and non-students to follow the Campus Route free of charge. Several Wichita Transit stops are also dotted across 25th Street and Hillside Avenue.
