A mixed-use neighborhood in Wichita

Just east of the Arkansas River is McCormick, a mixed-use neighborhood offering industrial pockets amid residential sections. Home to properties that were largely constructed in the first half of the 20th century, this neighborhood typically offers single-story homes like bungalows. It’s not just McCormick’s homes and their prices that attract residents. While the neighborhood’s shopping and dining scene is relatively limited, there are some popular local establishments along South Seneca Street that offer residents proximity to Wichita’s first Peruvian restaurant and two sports bars. Another appeal of McCormick is that locals have easy access to the Arkansas River and the paved path that runs along the water, offering them a multitude of opportunities outside. At the neighborhood’s McCormick School Museum, locals often gather for fundraising events, offering them a place to give back to the community and mingle with friends. Another perk of the neighborhood is being less than 2 miles from the Riverfront Stadium. Also just 2 miles away from downtown Wichita and with easy access to U.S. Route 54, which is the community’s northern border, McCormick offers easy access to surrounding areas and city amenities.

Single-story 20th-century properties

Like many Wichita neighborhoods, McCormick predominantly features early 20th-century and midcentury properties. They are typically non-HOA small single-story constructions, with the average size being just 1,056 square feet. Prospective residents can find everything from Craftsman bungalows, known for their porches and dormer windows, to National-style homes, known for their rectangular builds and gabled roofs. Smaller ranch-style dwellings are also scattered throughout the area. Many properties have small front porches, and while some feature attached garages, many residents park on the streets or in their driveways. Prices range from $25,000 to $232,000, and those on the lower end of that scale typically need significant renovations or rebuilding. "You can see a warrantable return on remodeling, but I wouldn't overdo it. It's not like other areas of Wichita where remodeling can really increase the home value three to five years down the road," says Ben Meyer, a Realtor on Team Home Hero at LPT Realty. With two or three bedrooms, single-family homes in McCormick have a median listing price of $115,000.

Employers, commutes and nearby destinations

As a mixed-use area, McCormick is home to employers like Ergonomic Solutions, Inc., Sedgwick County Household Hazardous Waste Facility and Williams Construction Co. & RAW Investments Inc., giving locals who work in the neighborhood easy and short commutes. Some locals may work in downtown Wichita, which is just 2 miles away via South Market Street. Also nearby is the Wesley Medical Center, which is just around 5 miles east via U.S. Route 54. While many locals drive, they can also take advantage of the Wichita Transit bus system to get around the city. Route 16 serves the neighborhood. McCormick is around 123 miles away from Topeka via Interstate 35 and Interstate 335; the route has tolls. Those wanting to explore other cities head to Wichita Dwight D. Eisenhower National Airport, which is around 5 miles away via U.S. Route 54.

Eateries along South Seneca Street

McCormick is home to some local establishments along South Seneca Street, including Whiskey Dicks, a sports bar with one of the largest whiskey selections in the city. Many patrons come to watch the latest game, and with 14 big-screen TVs, including two in the covered and heated patio, everyone can have a great view of the action. "They do Saint Patrick's Day festivities, and one of our employees does bagpipes and goes to play there," says Alex Smith, who works at Ron's Sign Co., a shop on South Handley Street. Another sports bar on South Seneca Street is Champs 316. It serves casual pub grub and offers a lively environment complete with karaoke and trivia nights. Patrons wanting to dine outside can head to the picnic tables congregated around the firepit. Locals craving authentic Peruvian cuisine head to Gabby's Peruvian Restaurant, which is the establishment known to have brought the country's cuisine to Wichita. With generous portions and a cozy atmosphere filled with Peruvian décor, including wall art featuring an alpaca, this spot has become a local favorite. For quick snacks, residents here can pick up a few items at the neighborhood QuikTrip, and they can head to the nearby Dillons for groceries.

Arkansas River Path and the nearby Aley Park

Being just west of the Arkansas River gives locals easy access to the 10-mile paved Arkansas River Path. "I used to ride my bike along the river when I lived in the area, and the good thing is that McLean is now really well-lit at night," Meyer says. The path goes right past the Lincoln Street Bridge, where visitors can fish both above and below the dam. Anglers should pay close attention to warnings about the levels of PCBs, which can suggest limiting or avoiding fish consumption. Locals can also launch kayaks and paddleboards onto the river if the water levels are not too high. The nearby Boats and Bikes store offers rental options. For other outside opportunities, locals can head to the 19-acre Aley Park, which is less than a mile away from the neighborhood. With everything from a small concrete skate area to athletic facilities like volleyball and tennis courts, this park satisfies many sports lovers. During the summer, locals cool off in the park's pool. Just south of the park is the 36-lane Seneca Bowl, where locals can join a league or enjoy cosmic bowling nights, which transform the space into a neon-light-filled room that is perfect for a late-night friendly bowling competition.

Community events are often held in the McCormick School Museum. What was once home to McCormick Avenue Elementary has transformed into the McCormick School Museum, where visitors can walk around a replica of an 1890s classroom, check out beakers in the 1920s science lab and look at photographs that showcase the district's rich history. The museum hosts fundraising events like the Kansas Day Chili Feed, where locals enjoy live music while they compete or vote for the best homemade chili and the Christmas Open House, which features musical performances by Wichita Public School students. In May, the museum hosts a movie night where they project 16 mm showings from the McCormick Film Archives. For other events, locals enjoy being less than 2 miles away from the Riverfront Stadium. Home to the Wichita Wind Surge, it also hosts various events, including concerts and festivals. Being close to the downtown area gives locals easy access to the city's many events, including the Old Town Farm and Art Market, which runs from April to December, and the nine-day summer Wichita Riverfest, which features live music, dining opportunities and more.

Children can enroll in Wichita Public Schools USD259, where over 45,000 students learn. They can first attend Stanley Elementary, which receives a C rating from Niche. The Title 1 school features English Speakers of Other Languages (ESOL) and before and after school programs. Students can then attend C-minus-rated Hamilton Middle, which boasts a student-teacher ratio of 13-to-1. Just over 600 students learn at the middle school. To finish their schooling, students can attend C-rated Wichita West High School. The high school offers career and technical education programs in various fields, including marketing and culinary arts. High school students can also take advantage of the school's Advancement Via Individual Determination (AVID) program.
