Northeast Heights is a great place to live for College Students.
Northeast Heights is surrounded by Koch Industries and Wichita State University
Northeast Heights is a midcentury enclave tucked between major Midwestern hubs. Two miles north of residential streets, Koch Industries' 200-acre campus employs around 3,000 Wichitans. “It’s the corporate headquarters. None of the factories or plants are here, but it’s still one of the largest employers in the state,” says Bernardo Flores, the owner-broker of Fiesta Real Estate, who has sold multiple homes in the area. Immediately south is Wichita State University, meaning residents may hear the crack of a baseball bat from Wilkins Stadium or crowds cheering for track stars at Cessna Stadium. The neighborhood is also near other Wichita destinations, such as 126-acre Dr. Glen Dey Park and the Bradley Fair Shopping Center, home to over 50 retailers and restaurants.
Modest ranch styles and contemporary designs near sorority houses
Homes north of 25th Street are typically three-to-four-bedroom ranch styles on 10,000-square-foot lots enclosed by wooden fences. Winding roads to the south have sprawling ranch styles with contemporary details, such as picture windows and flat or asymmetrical roofs, located on 1-acre parcels. Though Northeast Heights doesn’t have sidewalks, it’s not uncommon to see sorority girls walking to class, as several Greek-life houses line Omega Court in the neighborhood’s southernmost region. Buying here typically costs between $150,000 and $300,000, a range similar to a Wichita home’s average $250,000 selling price. “There are a good amount of rental properties here, but there’s still plenty of non-college residents for it not to be considered a totally student-heavy neighborhood,” says Flores.
