Quiet and established, an original Wichita neighborhood
Built on the back of cattle drives and aircraft manufacturing, Wichita’s growth in the early- and mid-1900s created a boom in housing. Bordered by a major route and a river, Northwest Big River reflects this time and the demands for housing - “It’s one of the most well-established neighborhoods in the city,” says Fiesta Real Estate owner-broker Bernardo Flores. Today, the tree-lined streets are home to a new generation of workers that continue to make Wichita the “Air Capital of the World,” and who still enjoy coming home to a quiet, tucked-away part of the city. With accessible green space, quiet spots along the river, and nearby amenities, Northwest Big River is convenient tranquility.

Traditional homes with rare multi-level living
There are plenty of brick- and stone-faced ranch-style homes lining the shaded streets of Northwest Big River, with some of them even having a river view from their back yard. “The houses are very traditional,” says Flores, “but unlike most neighborhoods developed in the 50s, there are a lot of two-story homes.” Smaller ranch-style homes generally sell for between $140,000 and $170,000 in the neighborhood, while the larger ramblers, multi-level homes, and homes with river views fetch in the range of $180,000 to $240,000. Inventory moves quickly out of the well-established neighborhood, with homes often selling within two weeks of hitting the market.

Nearby routes make for quick commutes
Sitting alongside U.S. Route 235 puts residents of Northwest Big River right by one of the fastest ways to move throughout the region. The neighborhood itself is bikeable and walkable, with trails and quiet side streets, but minimal bus routes mean residents need a car for errands. This makes for quick commuting for the workers of the neighborhood, who may drive to Wichita Dwight D. Eisenhower National Airport, just over 5 miles southwest. Healthcare is the second-largest industry in the region, and 24-hour emergency care as well as thousands of jobs are only 5 miles away at Via Christi Hospital St. Francis, or 6 miles to Wesley Medical Center.

Playgrounds and natural spaces welcome residents
Children climb the monkey bars of the playground at Sycamore Park, which offers 13 acres of green space. Tennis courts offer rousing matches, while pickup games are common at the basketball court. It’s “Kansas’ Biggest Outdoor Event,” and while it’s not in the neighborhood, the neighborhood makes the trip the first full week in June to the Wichita Riverfest.
