Investing in the future of Southwest Wichita

Southwest Wichita is a densely populated neighborhood about 5 miles from downtown with more than 16,000 residents. Because it has some of the city's most affordable single-family homes, the neighborhood's cost of living is one of its biggest draws. The median household income is just over $48,000, about $20,000 lower than the median household income for all of Wichita. "There are quite a bit of investors that really care about this area and grew up here," says Lucas Johnson, a Realtor with Keller Williams Realty who has been selling homes in Wichita since 2005. "They make the homes really nice and livable and sell them back to the community for a very affordable price." Though the neighborhood has a history of financial struggles, some of the neighborhood's churches have stepped up to help those in need. Grace Baptist Church, which merged with Friendship Baptist Church a few miles away, continues to use the Grace building for a community clothing closet, food pantry and other programs, according to Associate Pastor David Sibley. He says, "One of the ministries we have now is a parenting class to work with families who have cases with the Department of Children and Families." Aside from the resources available at the dozens of churches in the community, the neighborhood also has a main road full of shopping and dining options, along with one of Wichita's largest and most unique parks.

A majority of ranch-style houses

Southwest Wichita's grid-pattern streets are lined with an overwhelming majority of side-by-side ranch-style houses built in the mid-1900s on approximately 0.15-acre lots. They range anywhere from 750 to 2,000 square feet, selling for around $135,000 to $200,000. Some bi-level and split-level homes can be found scattered around the neighborhood. While not as common, they typically offer 1,500 to 2,500 square feet of living space, costing around $175,000 to $200,000. These competitive prices are a major draw for homebuyers. "Homes sell super fast," says Johnson, "One week tops if they are in good condition and priced well." Both ranch-style and bi-level homes typically come with either an attached garage in the front or a driveway that leads to a detached garage in the back. Like any other part of the city, Southwest Wichita has the potential of being impacted by severe weather, as it is located in the Midwest's "Tornado Valley." Because of this, many homes in Southwest Wichita either have a basement or storm shelter. According to data from the National Oceanic and Atmospheric Administration, the last tornado to touch down in the neighborhood was in 1953 – an EF1 tornado that started in Valley Center, came through Wichita and ended in Udall.

Big retailers and local staple restaurants

South Seneca Street, the neighborhood's main road, is lined with big box retailers like Walmart Neighborhood Market, Dillons and Aldi. There are also locally owned spots like El Rio Bravo Supermarket, which sells specialty Mexican Products, and El Mexico Café, which won the "Best Mexican Restaurant" category in The Wichita Eagle's "Best of Wichita" people's choice award in 2023 and 2022. "Wichita is 100% a foodie city, and there's so much food in Southwest Wichita," Johnson says. Calvin's Hamburger Haven, one of the oldest restaurants in the city, has served its famous old-fashioned burgers since 1952. Other local favorites include Country Café, known for its homestyle breakfast, and Spangles, a popular Wichita chain, 50s-style diner.

Pony rides, train rides and splash time at local parks

The 119-acre OJ Watson Park is one of the largest parks in Wichita, with quirks unlike any other park in the city, like a miniature golf course featuring murals from local artists. Children 10 and under can ride ponies, a nod to the cowboys that once inhabited the plains. There's also a miniature train that people can ride, reminiscent of the city's railroad past. The train wraps around a 40-acre stocked fishing lake. People can rent kayaks, canoes and pedal boats or bring their own to explore the water. Southwest Wichita is also home to 20-acre Osage Park, where people go to play pickleball while kids have fun on the playground and splash pad. Children can also cool off at Splash Aqua Park on the far south side of the neighborhood, where inflatable obstacle courses are set up on a lake.

Water Lantern Festival at OJ Watson Park

Events are frequently held at OJ Watson Park, including the annual Water Lantern Festival, a nationwide event. People from all over the city come to decorate and light their lanterns before releasing them on the lake to glow together. The occasion is meant to be a moment of reflection as locals come together to celebrate life.

Education through Wichita Public Schools

The neighborhood is served by Wichita Public Schools, which gets a B-minus grade from Niche and offers a summer food program, which provides free breakfast and lunch for every child in Wichita. The neighborhood is home to four public elementary schools that some students can walk to, including Enders Elementary, which earns a C-minus and is known for its community service and leadership magnet program. Students from all four elementary schools go on to Truesdell Middle, graded a C-minus and also within walking distance of many homes on the north side. They'll finish their degrees at Wichita South High, which receives a C-plus and offers a College Career Center to help students apply for school, scholarships and financial aid. Private education is also an option at St. Anne Catholic School, which serves less than 200 kindergarten through eighth-grade students.

A 5-mile drive to Downtown Wichita

Wichita Transit offers dozens of bus stops along South Seneca Street. Downtown commuters can make the 5-mile drive on Mclean Boulevard along the Arkansas River. Interstate 235 is located on the south side of the neighborhood, wrapping around the west side of the city, leading 6 miles to Wichita Dwight D. Eisenhower National Airport.
