Mixed-use neighborhood in west Wichita
Just east of the Arkansas River is Stanley/Aley, a mixed-use neighborhood in west Wichita that offers industrial and residential pockets. Houses in the western side of Wichita are typically cheaper than in the east, and Stanley/Aley’s small single-story properties follow this trend. It’s not just that the neighborhood is more affordable than other places in Wichita. “The market hasn’t changed for about 25 years, so prices are consistent,” says Bernardo Flores, a broker with Fiesta Real Estate who has over 15 years of experience. Stanley/Aley is also home to employers like Kansas & Oklahoma Railroad, which operates two freight rail lines, and many residents work in one of the neighborhood’s other manufacturing or construction companies, enjoying short commutes. Another appeal is the community’s Aley Park and the many establishments that line Seneca Street. For other opportunities, both Wichita Dwight D. Eisenhower National Airport and downtown Wichita are less than 5 miles away, giving locals here easy access to the city’s many amenities.

Midcentury single-story properties
Like other Wichita neighborhoods, Stanley/Aley features many midcentury single-story constructions. These properties range from smaller ranch-style dwellings to National-style homes, known for their rectangular builds and side-gabled roofs. A couple of bungalows are also scattered throughout the area. Some properties feature metal window awnings, and many have small front porches, which are perfect for when the weather is nice. Since some properties do not have garages, residents park on the street or in their driveways. Houses sit on small, sometimes fenced-in lots that stretch towards tree-lined streets, which sometimes feature sidewalks. Prices typically range from $50,000 to $165,000, depending on the property’s age, size and location. “It’s one of the handful of places in Wichita that you can find a home for under $100,000,” says Damon Snyder, the broker and owner of The Wichita Realty Group LLC, who has over 15 years of experience in the real estate market. “A lot of investors are coming in and fixing up the properties to turn them into rentals.” Around half of the residents here rent their properties.
There are several bus stops scattered throughout Stanley/Aley.
Wichita Transit, major employers and commutes
While locals often drive to get around, they can also use the Wichita Transit bus system. They’ll have easy access to stops on Route 14’s South Meridian Avenue and Route 16’s South Seneca Street. It is a 23-minute ride from Route 14’s Meridian and Harry IB stop to downtown Wichita. Residents can also take U.S. Route 400 to get downtown, which is a 3.3-mile drive away. They can take those same routes to Wesley Medical Center, which is around 6 miles away from the neighborhood. While some residents may work in downtown Wichita, many are employees of the companies in the neighborhood, like Kansas & Oklahoma Railroad, Ergonomic Solutions Inc. and Altium Packaging. Those interested in higher learning opportunities enjoy their proximity to Newman University, a private Catholic college just west of the neighborhood. To get to Topeka, which is 140 miles north, locals take Interstate 35 and Interstate 335. Those wanting to explore other cities take the 4.5-mile drive west via Route 400 to Wichita Dwight D. Eisenhower National Airport.

Local eateries and Wichita events
Stanley/Aley is home to a few local eateries like Taco Fajita Restaurant, a small establishment offering $1.34 tacos and tasty machetes, corn tortillas folded and filled with meat, grilled vegetables and melted cheese. For a night out, residents can head to A & J’s Music Room to enjoy signature karaoke nights and classic casual grub. The eatery features everyday happy hour specials and often offers half-priced dishes. Many establishments line Seneca Street, including La Tapatia Market, a Mexican grocery store popular for its fresh tortillas and high-quality meat. The nearby Aldi location, which is around 2.5 miles away, is also convenient for groceries. Those wanting to grow their own produce or grab pet food can check out Valley Feed & Seed Inc. Aspiring artists can buy leather materials or take leatherworking classes at the neighborhood’s Tandy Leather location. Stanley/Aley’s proximity to downtown Wichita gives residents easy access to the community’s many events, including the Old Town Farm and Art Market, which runs from April to December, and the nine-day summer Wichita Riverfest, which features live music, local food and entertainment.
Aley Park, Seneca Bowl and a riverfront walking path
For some time outside, locals can head to the almost 19-acre Aley Park, where children have fun on the playground, and skateboarders practice kickflips at the small concrete skate area. Sports lovers enjoy various athletic facilities, including sand volleyball and tennis courts, where they can challenge their friends to a match. During summer, the park’s pool fills with locals wanting to enjoy the warm weather and cool off from the scorching sun. Bordering the park’s southeastern edge is Seneca Bowl, a 36-lane bowling alley where locals can hang out with their friends or join a league. The alley also hosts tournaments, and on Friday and Saturday nights, the space transforms into a neon-light-filled room for cosmic bowling nights. Locals who would rather enjoy a relaxed scenic stroll can take advantage of the paved path along the Arkansas River.

Wichita Public Schools USD259
Students can enroll in Wichita Public Schools USD259, which serves over 45,000 students. To start their schooling, they can attend Payne Elementary School, which boasts a student-teacher ratio of 14-to-1 and features the English for Speakers of Other Languages program. Students can participate in Battle of the Books, where they’ll read from a list of 64 books, learn about them and answer questions to compete against other schools. Children can then attend Hamilton Middle School, where just over 600 students learn. The elementary and middle schools receive C-minus ratings from Niche. To finish their schooling, students can attend Wichita West High School, which receives a C rating on Niche. Students can take advantage of career and technical education programs, including the Cape Academy for construction, aviation, production and engineering. The high school also features an Advancement Via Individual Determination (AVID) program.
Stanley Elementary is also a great choice for young students in Stanley/Aley.
Payne Elementary School is a popular schooling option for kids living in Stanley/Aley.
