A big draw for folks to choose Sunnybrook in east Wichita is “its location near shopping but no crazy price tags on homes, especially compared to some neighborhoods to the north,” says Steve Myers, a real estate agent with seven years of experience, currently working at eXp Realty in Wichita. Sunnybrook includes shops along East Kellogg Drive and several blocks of homes between South Rock Road and Interstate 35. All homes are less than a mile from shopping at Eastgate Plaza. “People like it and stay,” says Myers, so this established neighborhood might not see a lot of movement on the market. “First-time home buyers and those who are downsizing come here, or people working at McConnell Air Force Base.” Locals also enjoy family-friendly restaurants and straightforward commutes from Sunnybrook into Wichita.
Eastgate Plaza
Residents get their retail fix at Eastgate Plaza, an outdoor shopping center within the neighborhood and Towne East Square, an indoor, two-story mall across the street. Eastgate Plaza includes popular chains like Ulta Beauty, Dollar Tree and T.J. Maxx. Locals sip on tea from Feng Cha Wichita Boba Tea, chow down on Firehouse Subs and grab groceries from Aldi. In Towne East Square, Scheels combines shopping and entertainment with its selection of sporting goods plus its signature aquarium and Ferris wheel. Round1 Bowling & Amusement and BD’s Mongolian Grill provide more fun settings to hang out with friends and family.

Well established homes
Neighborhood streets have not been recently paved, but there are some sidewalks. Sunnybrook is made up of "a lot of smaller, well-built brick homes with mature trees,” says Myers. The bungalows and ranch-style homes cost between $140,000 and $200,000. They were built in the mid-1950s and typically contain three small bedrooms. One to three-bedroom apartments go for between $700 and $1,125 per month.

Quick highway access and walkability
Since all homes in Sunnybrook are less than a mile away from Eastgate Plaza, it's a reasonably bikeable and walkable area. There is one bus stop on East Orme Street in the middle of the neighborhood, and several along East Kellogg Drive and South Rock Road. And Sunnybrook’s location between Kellogg and I-35 makes it a popular choice for commuters driving 6 miles into downtown Wichita. I-35 is shielded by green space, which helps to reduce noise.
Wichita Public School 259 District
Sunnydale students are a part of Wichita Public School 259 District. Students attend Bostic Traditional Magnet Elementary School, which gets an A-minus from Niche and offers a gifted program. Curtis Middle gets a C and offers choir, band and orchestra classes with opportunities to compete in music festivals and competitions. Wichita Southeast High gets a C-plus from Niche. Its College & Career Center ensures freshmen through seniors have the support they need to succeed post-graduation, whether it be in the military, in the workforce, or at college.
Younger kids can attend Clark Elementary School.
After graduating Middle School, students can attend Southeast High School.

While most Wichitans use Dwight D. Eisenhower National Airport, Sunnydale residents might see and hear aircraft heading to McConnell Air Force Base, Beech Factory Airport or Cessna Aircraft Field.
