A small town in Peeples Valley
Hidden away in the desert of rural Yavapai County, Arizona, Peeples Valley is as close-knit as a community can come. The Valley’s residents support each other through natural disasters, hold annual Christmas lights competitions and come together for festive firetruck parades during the holiday season. Lindon Gareis, Broker/Owner of Down-Home Realty and a resident of Peeples Valley, says, “It’s probably 70% retirement; quite a few Bagdad mineworkers commute from here, but that’s an hour journey, as is Prescott. Our median age is about 58-62.” While less than 650 people call Peeples Valley home, and while this census-designated place may have a population density 75% below the national average, bonds forged in times of hardship and joy have created a strong sense of togetherness in this small community just off State Route 89.

Hiking the trail of heroes at Yarnell Hill
Peeples Valley is surrounded by federal land and rolling hills, offering limitless opportunities for outdoor excursions. Weaver Peak challenges hikers to make their way through the woods and offers panoramic views of the valley and the Weaver Mountains. Granite Mountain Hotshots Memorial Park in neighboring Yarnell is a locally revered site, as it was established in 2016 to commemorate 19 local firefighters who perished while fighting the Yarnell Hill wildfire in 2013. A challenging, uphill trail leads to the site where these local heroes fought their last battle, and plaques along the way tell the story of the Prescott Fire Department’s “Hotshots” team. "The Hotshots Memorial is a standalone destination for hiking, and the number of the visitors keeps going up each year," Gareis says.

Hillside residences with spacious yards
Peeples Valley’s streets tend to be cut into hillsides, and homes often feature large back yards and ample distance from the next residence. “It’s a very livable area because of the altitude; it’s a solid 12-15 degrees cooler than the valley, but 2-3 degrees warmer than Prescott during the winter," Gareis says. "People come here if they don’t want the high temperatures of the desert or the snows of Prescott in the winter. A lot of people of Colorado and Wyoming winter in Peeples Valley; you’d think you’re in upper Colorado with the weather." Ranch-style and manufactured homes are the most popular aesthetics in this neighborhood, varying in price from $220,000 to $485,000. Some ranch-style houses feature Santa Fe or Pueblo influences, and the occasional dirt road gives Peeples Valley a distinctly Western feel.
People looking for solitude may enjoy the quiet streets of Peeples Valley.

Academic "excellence" at Prescott High
Since the recent closure of Yarnell Elementary School, Peeples Valley and Yarnell students both attend the local Model Creek School from kindergarten to grade 8 before commuting into the city to attend Prescott High School. Model Creek School has yet to be rated by Niche, while Prescott High School receives a B and recognition from the state as an “Excelling School.” Prescott High’s strong focus on college prep is expressed through its offering of dual enrollment and Advanced Placement opportunities.
Model Creek Elementary School is the only school in Peeples Valley.

Local pizza and nearby shopping
Due to Peeples Valley’s rural location, shopping and dining options are limited. T-Bird Café stands out not just because it is the only restaurant in the neighborhood, but also because it claims to serve the best pizza in Yavapai County. This eatery, located along State Route 89, offers a homey atmosphere with its backyard seating and its loyal audience of returning customers. The nearest grocery outlet is Country Corner, a small country store 20 minutes up highway in Wilhoit. Congress’ Family Dollar is an approximately 22-minute commute down the highway, while Prescott’s Safeway offers an even more comprehensive array of everyday conveniences to those willing to make the 45-minute drive into the city. "People go into Prescott or Wickenburg for their regular shopping; Prescott’s got Costco, so they’ll get the majority of the big shopping up there," Gareis says.
The pizza at T-Bird Cafe in Peeples Valley has been voted the best pizza in Yavapai County.
Yarnell, 3 miles south of Peeples Valley, has several antique shops.

Highway access to urban hubs and healthcare
State Route 89 connects rural Peeples Valley with the city of Prescott 33 miles to the north and Wickenburg 31 miles to the south. Both towns are accessible within an approximately 45-minute drive, as are the Wickenburg Community Hospital and Prescott’s Yavapai Regional Medical Center.
Motorcyclists in Peeples Valley will love the proximity to Highway 89’s curves.
