Off-grid living with acreage and privacy
Located about 55 miles west of Flagstaff in Coconino County, the unincorporated community of Kaibab Estates West offers rural, off-grid living and homesteading opportunities to those looking for privacy, acreage and a total escape from urban living. "You have all the wonderful things you would expect in a deeply rural community,” says area resident Doreen Letson, a Broker with United Country Arizona Country Real Estate. “It’s quiet, the nature is beautiful, you can see the stars at night and wildlife walks through your yard all the time. You just need to be prepared for all the rest that comes with it. It’s hard to live there full-time while working because there’s not any sort of employer. There’s not a grocery store or a hospital.” The remote community has an overall CAP Index Crime Score of 1 out of 10, compared to the national average score of 4 out of 10. Letson says many buyers are attracted by the area's lower price point for land and housing than many other parts of the state and enjoy having enough space for horses and other large animals.

Modest homes on acreage
While most properties sit on at least an acre, the homes are typically less than 2,000 square feet. Most local homes are manufactured, though some are custom-built single-family houses. “You can generally get something under $300,000,” Letson says. Manufactured homes generally range from $100,000 to $350,000 depending on size, acreage and upgrades. Well-maintained single-family homes range from around $300,000 to $400,000, while custom builds on sprawling acreage range from about $450,000 to $550,000.
According to Letson, just about every home is on a dirt road, many of which are not maintained by the county. “These aren’t the normal dirt roads that a lot of people are used to,” she says. “There may be times that you need 4-wheel drive. There have been situations where we have had to go out and rescue people on these non-maintained roads because they got their minivans stuck.” The non-maintained dirt roads can also create difficulties with financing. “If it’s on a dirt road that’s not maintained by the county, you won’t get an FHA loan, so it has to be conventional or VA, which lend off-grid.”
Plenty of undeveloped lots are also available for development or for part-timers to park an RV. “We’ve recently seen people investing in land to build a home on in the future when they retire,” Letson says. Buyers can find an acre or two of land for around $10,000 to $20,000, while 10 acres or more would be over $100,000.
Most residences are also equipped with water storage tanks. “Every once in a while, you will see somebody that invests in a well, but the water table is 1,000 feet deep, so most people have their water delivered or they go to town and get it themselves,” Letson says, adding that most residents live off-grid. “There are some properties that run electricity out there, but it’s generally solar and generator power, which most people don’t mind because a lot of people nowadays are wanting to get away from any sort of reliance on city utilities.”
Custom builds on sprawling acreage range from about $450,000 to $550,000.

An easy day trip to Grand Canyon National Park and Kaibab National Forest
Grand Canyon National Park is about 80 miles north, a roughly hour-and-a-half one-way drive and a popular day trip for locals. Surrounding the Grand Canyon, the Kaibab National Forest sprawls for 1.6 million acres with over 300 miles of trails; many folks explore these trails on horseback or off-road vehicles, while hikes range from short, family-friendly nature walks to strenuous backcountry treks. The forest is home to an array of wildlife, including elk, black bears, pronghorn, owls, eagles and antelope.
A limited selection of essentials and restaurants in nearby Ash Fork
Residents can pick up essentials at Family Dollar or Corral Market a few miles south in the small town of Ash Fork, where there are also a few restaurants. Ranch House Cafe is a local go-to for everything from homestyle breakfasts to burgers and country-style dinners, while the newly opened Spice Grill & Bar offers authentic Indian cuisine. Residents can head about 20 miles east to Williams for more options, where there is a Safeway for major grocery shopping as well as additional restaurants.

A historic Route 66 museum nearby
Ash Fork is also home to the Ash Fork Route 66 Museum, which highlights what life was like for residents when the area was a stop on the Atlantic and Pacific Railroad. Museum visitors can see an eclectic collection of everything from vintage cars to model trains to geological artifacts, as Ash Fork is known as the flagstone capital of the world.
Learning the highly rated Ash Fork Joint Unified School District
Students are served by the Ash Fork Joint Unified School District, which has one elementary school, one middle school and one high school. Ash Fork Elementary earns an B rating from Niche, while Ash Fork Middle earns a B-plus. At the B-minus-rated Ash Fork High, students can enroll in hands-on career courses in fields like welding technology and film and television production.
A heavily car-dependent community near Interstate 40
Interstate 40 runs east-west just south of the community, connecting residents to Flagstaff about 55 miles east. The closest hospital, Flagstaff Medical Center, is in Flagstaff, as is Flagstaff Pulliam Airport, with daily service to Phoenix and Dallas/Fort Worth.
