Buckingham Park is one of 12 neighborhoods, each called “parks,” that belong to Willingboro Township, a massive planned community developed by Levitt and Sons, who built similar communities in New York and Pennsylvania in the 1940s and ’50s. The goal was to create attractive, reasonably priced homes with suburban amenities within commuting distance of Philadelphia and New York. Buckingham Park checks all the boxes.
“The community is 20 miles from Philadelphia’s City Center,” says Betty Shepard, a Realtor with Berkshire Hathaway HomeServices Fox and Roach in Mt. Laurel, who has lived in Willingboro since 1983 and has sold dozens of homes there since 2013 when she became a real estate agent. “Buyers come from North Jersey and New York because you can get a fully renovated home with easy access to highways and public transit for $400,000 here.”
Beyond the commuting benefits, Buckingham Park is close to many conveniences that make life easier. “The Willingboro Town Center is within walking distance,” says Broker Sales Associate Dana Smith, also with Berkshire Hathaway HomeServices Fox and Roach. Smith has lived in Buckingham Park for 20 years and has been selling real estate for 13 of them. “The Willingboro Library is part of the complex, and a new Starbucks is coming. Three banks, an ACME Market and the bus stop are there, too.” Large employers like Amazon are located near Willingboro, and all-day Kindergarten and after-school sports programs provide vital services for working families.
Both Shepard and Smith agree that safety is important to homeowners, too. “Families move here from up north, and the kids can’t believe they have a whole backyard to play in,” Shepard adds. “Parking is easy, and it’s a quiet place to live. Newcomers often appreciate the simple things many take for granted.”

Remodeled homes with a two-bath minimum
As a 1950s-planned community, Willingboro is the quintessential suburb. Builders Levitt and Sons used multiple ranch-style, Cape Cod and colonial-style models to create the neighborhoods, and no two similar models were built side-by-side. Homebuyers will notice this diversity as they drive through Buckingham Park. Every street is unique, and many homes have been updated over the years for curb appeal. Properties that need repair or haven’t been remodeled start at $200,000, and fully renovated homes can sell for as much as $430,000, many with granite countertops, walk-in showers and laminate flooring. “The number of bathrooms also attracts buyers,” Shepard says. “Ranch-styles and Cape Cods each have two bathrooms, and colonial-styles have an additional half bath.” Homes also don’t have basements. Instead, they received more closets and baths, a choice the builders made when deciding where to spend money. “Central heating and air conditioning also get installed when homes are remodeled,” Smith says. “Original homes here didn’t have them. Homeowners pay lower taxes in Buckingham Park than other Willingboro neighborhoods because lots are smaller.” New townhouses are also being built on Birchwood Lane, listing in the low $400,000s.

Public schools with extracurriculars and athletics
The schools that serve Buckingham Park belong to the Willingboro Public School District. Both the district and the schools within it receive C-minuses from Niche. Kindergarteners through fourth graders can attend Hawthorne Park Elementary in the adjacent neighborhood of Hawthorne Park. James A. Cotton Intermediate, a 5-6 school, has an 11-to-1 student-teacher ratio, and Willingboro Memorial Middle for grades seven and eight offers team sports in soccer, basketball, track, softball and baseball. At Willingboro High School, students can enjoy extracurriculars like Showstoppers, a drama club that performs plays for family and friends. High schoolers can also choose from nine seasonal sports, including fall football and girls' tennis.

The Kennedy Center and Mill Creek Park
Neighborhood families can walk to Baldwin Tot Lot. This 5-acre green space on Baldwin Lane features a newly constructed playground, a picnic area, shade trees and open space. The Kennedy Center south of the neighborhood is home to the Willingboro Recreation Department. The center offers a gym, a theater, computer labs, classrooms, an arts wing and outdoor facilities, including a running track and baseball field. Residents can sign up for youth and adult activities here, such as D.A.R.E., spin classes or Relay for Life. Mill Creek Park is about 2 miles south on Beverly Rancocas Road and is often called the flagship of the Willingboro Park System. It features over 180 acres of wooded and open space, two playgrounds, eight lighted tennis courts, a 2-mile bike path and a 2.5-mile nature/hiking trail. The park also has several soccer and softball fields and four pavilions. Willingboro Lakes County Park, about 3 miles from the neighborhood, is one of the newest recreational areas, encompassing 105 acres offering two lakes, fishing and kayak piers, a children’s play area, trails and an amphitheater.

Annual Willingboro Jazz Festival in August
Free to the public, Willingboro’s annual Jazz Festival brings residents, friends and families together in early August for a day of music and social gathering. The festival takes place at Millcreek Park, Willingboro’s largest recreational area. Visitors are encouraged to bring lawn chairs and charcoal grills to enjoy the lineup of performances from noon until the fireworks that night.
Willingboro highways and public transit
Willingboro is bordered by U.S. Highway 130, which takes drivers to Philadelphia, 20 miles south, or into New York City, 75 miles north. Interstate 295 and the New Jersey Turnpike/Interstate 95 are 4.5 miles south and parallel 130, bringing drivers to the Philly and NYC areas. NJ Transit buses run along two sides of Buckingham Park — on Sunset Road and Veterans Parkway. The closest light rail stations with service to Camden or Trenton are Beverly–Edgewater Park and Burlington South. Both have limited commuter parking and are 3 miles north.

The shopping area on Sunset Road features several local stores, including Stein at Sunset Florist, a flower shop owned by a family that has been in business for four generations. Jamaic’s Caribbean Cuisine is down the street and offers traditional Caribbean dishes and sides, like oxtail and fried plantains. Farther east on Sunset Road, Peekay Restaurant is an eatery serving African food with a hands-on owner ready to help customers and answer questions. An ACME Market is north of the neighborhood on Veterans Parkway in the Willingboro Town Center off U.S. Highway 130. Other grocery stores surround Buckingham Park, like FreshTown Supermarket on JFK Way, a few blocks south, or Produce Junction and Meat Stop Plus, specialty stores next to each other, 2 miles south off of Beverly Rancocas Road. The Willingboro Public Library is in the Willingboro Town Center off U.S. 130 and within walking distance of Buckingham Park. Virtua Willingboro Hospital on Sunset Road is in the neighborhood’s northeast corner.
