Alapocas, a town just three miles outside of Wilmington, Delaware, is nestled between a sizable state park, a scenic river and a highway interchange. Its isolated position creates privacy for the community. “It is a top-tier neighborhood,” says Bob Blackhurst, a real estate agent with Compass. “It’s a hidden gem that is a lesser-known area near Wilmington. There is a great balance of quietness and convenience.” He adds that the area’s wide streets are lined with mature trees.” In addition, he says that the biotech firm Incyte is one of the area’s biggest employers. Other residents commute to Wilmington and Philadelphia for work. Blackhurst pointed out that the people who commute to Philadelphia moved to Alapocas to take advantage of the lower taxes offered in Delaware. Mostly suburban, the community expanded in the first part of the 1900s following local leaders' founding of what would eventually become Alapocas Run State Park—an urban green space by the Brandywine River. In the 1930s, the Wilmington Friends School relocated to the area, contributing to the community's encirclement of the Quaker establishment.

Colonials dominate the housing stock
Most of the housing stock in the area is made up of a mixture of brick and stone two-story colonials built between the 1930s and 1940s. According to Cashman, the homeowners added bedrooms, bathrooms and other amenities to modernize the houses through major restorations and extensions. The streets are lined with mature trees and well-kept concrete sidewalks, which line the residential streets surrounding the private school campus, making it convenient and pleasant to stroll around the area. Some of the neighborhood's residents live in a secluded area of apartments and condos with lovely views of the waterway and trails surrounding it on the eastern bank of the Brandywine River, which borders the town. Sales prices for area homes fall between $302,000 and $979,000. There is a neighborhood HOA that charges $880 monthly. The area’s CAP Index crime score is 2 out of 10, representing a low crime tally; the national average is 4. Blackhurst adds that most amenities are roughly a five to ten-minute drive away. Additionally, he says retail and eateries can be reached by foot.

Schools attract residents
In the 1930s, the Wilmington Friends School relocated to the area, contributing to the community's encirclement of the Quaker establishment. The school is rated an A-plus by Niche based on various factors, including academic achievement, school management, college preparation and student diversity and is highly regarded by families. The school first opened in 1748. Its alumni include an NPR personality, a New York Times reporter and the president of Davidson College. Cashman, a school alum, says his daughter and son-in-law went there and are now neighborhood residents with their kids. "They're a typical family in the community. A lot of people find it convenient to live in the neighborhood if they're going to send their kids to school there," he says. "It's one of the premier neighborhoods just outside the city." Lombardy Elementary School and the Brandywine School District have high marks. Lombardy has a B-plus Niche ranking, while the school district has an A-minus. Other public schools include Brandywine High School and Springer Middle School, both of which have a B-plus Niche score. There are four universities and colleges near Alapocas, including Wilmington University.
Lombardy Elementary School has 464 students in grades K-5.
The main entrance to Springer Middle School invites students to begin the day.
Brandywine High School sits just outside of North Claymont, and is home of the bulldogs.

Ice skating is a popular activity
At Alapocas Run State Park, children and adults can also learn about the natural world, learn new skills and strengthen their bonds with friends and neighbors. "My daughter and son-in-law take their kids there so they can play in the streams and everything else," Cashman relates. "It's a nice recreational area to get out with children and dogs." Walking along the paved path through the mature woodlands and strewn pawpaw trees is one of the most popular activities in the park, especially for casual hikers. Specially made equipment for kids of all abilities can be found in the inclusive Can-Do Playground. A lot of people visit the playground since it has a sizable sandbox area, accessible swings, and lots of trees that provide shade. The park's granite blue rock cliffs, which comprise Delaware's sole natural rock climbing wall, are a favorite destination for outdoor enthusiasts. Encompassing over 400 acres, the park also features sports fields and the Blue Ball Barn, a former dairy that serves as a site for events and a visitor center featuring artifacts from the Delaware Folk Art Collection. Blackhurst says Alapocas Run State Park is another enticing green space that sees many residents taking advantage of the lush greenery.

With close-by shopping and dining, there is no need to go outside of the area
The neighborhood's proximity to the Interstate 95 and Route 202 intersection allows its residents to easily drive to Wilmington's downtown or the numerous shopping centers with grocery stores and fast-food franchises that are located along Concord Pike to the north. Blackhurst says close access to all of the shopping and dining in Alapocas is part of the charm of the neighborhood. Friends typically get together in the city near downtown at Trolley Square, a former transportation center turned business zone with welcoming eateries, charming shops and Delaware's oldest Irish bar, Kelley's Logan House, which opened its doors in 1864. Scalessa's "My Way" Old School Italian Kitchen is one of the other well-liked locations in the area. In addition to take-out favorites like cheesesteaks and meatball subs, this laid-back restaurant serves homemade rigatoni with sweet sausage gravy and green sauce gnocchi. Snuff Mill features raw oysters and oyster-based dishes. Alapocas also has an ACME to cater to any grocery needs.

Transportation includes SEPTA bus stops
The neighborhood's proximity to the Interstate 95 and Route 202 intersection allows its residents to drive to Wilmington easily. There are also several DART First State bus stops. The closest SEPTA train stations are in Wilmington, including the Amtrak/SEPTA Station on King Street.
If you need a ride, DART has several bust stops right near Alapocas.
Residents of Alapocas are a short drive away from the Wilmington Train Station.
