A community on the rise
While Eastlake may not have any actual lakes, it does offer a considerable amount of parkland and green space for an urban community. Located in northeastern Wilmington, Eastlake comprises row homes that surround two large parks. “It’s a close-knit neighborhood,” says Marcia Brunswick, a Realtor with REMAX Edge who grew up in Wilmington. “There are people who have lived here their entire lives and it is easy to feel that strong community vibe.” But the neighborhood is also attractive to newcomers. “Eastlake appeals to new arrivals, a lot of whom open mom-and-pop businesses and corner stores in the area. They are buying homes and investing in their community,” says Saeed Shakhshir, a Realtor with Patterson-Schwartz-Hockessin who sells real estate throughout the Wilmington area.
The neighborhood has seen significant change in the past two decades. It began as a housing project during WWII, built to provide homes for Pennsylvania Railroad employees. Construction was fast and focused on quantity rather than quality. After the war, it became public housing. Within a matter of decades, the homes and the area in general had deteriorated, and violent crime rates skyrocketed. In 2001, the city began an initiative to remove the worst of Eastlake’s housing projects. The demolished buildings were replaced with a mix of subsidized rentals and privately owned homes. Today, a CAP Index crime score of 5 out of 10 shows crime rates in this small neighborhood just slightly above the national average.

Eastlake’s row houses
Eastlake has a mix of one- and two-story brick row homes primarily built in the mid-1900s. While some residences do have private driveways and garages accessible through alleyways, most have on-street parking. Brunswick says there are no parking restrictions or permits required. Home buyers should expect to pay anywhere from $140,000 to $225,000, depending on the condition of the home and any renovations that may have been made. The newer row homes built since 2005 are priced between $200,000 to $250,000. “There are several affordable housing programs in the area for new homebuyers such as the Delaware State Housing Authority’s First Time Homebuyer Program,” says Brunswick.
More classic brick row houses are more common closer to North Market Street in Eastlake.
Eastlake has many newly constructed homes on the east side of the neighborhood.

One of Delaware's best high schools
Neighborhood schools are part of the Brandywine School District. Students may begin their education at either Carrcroft Elementary or Hanby Elementary School. Both schools have a 14-1 student-teacher ratio and a B-plus rating from Niche. From there, they move on to Springer Middle School, which also holds a B-plus rating and has a 13-1 student-teacher ratio. Concord High School has a 13-1 student-teacher ratio and an A-minus rating. Niche ranks the high school as the 11th-best public high in the state.

Green spaces define Eastlake
Brown-Burton Winchester Park has set Eastlake apart from most other Wilmington neighborhoods since its establishment in 1917. This 55-acre green space is a haven for outdoor enthusiasts with several baseball fields, basketball courts and playground equipment. The park’s public swimming pool provides a welcome respite from summer heat. As a young college student, President Joe Biden would lifeguard at the pool. The water facility was renamed the Joseph R. Biden Jr. Aquatic Center in 2017. Today, the park continues to be used for several community events such as the city sponsored Grazin’ in the Grass musical series held on Thursday evenings in July.

Local eats and neighborhood shops
N. Market Street borders the community’s northern edge and is lined with several small eateries. Pete’s Pizza specializes in cheesesteak, stromboli and, of course, pizza. Gyro Everyday is a food truck that serves Halal-style street food. When it is time to pick up a few essentials or snacks, there are several corner shops like Eddy’s Market in Eastlake. Northeast Boulevard runs along the neighborhood’s east side and is home to Dollar Tree and Family Dollar. Just over a mile down the boulevard, Merchant’s Square is home to several retailers, including Food Lion, Big Lots and dd’s Discounts clothing store.

Celebrating in and around Eastlake
At the end of June, New Castle County hosts the ultimate Old-Fashioned Ice Cream Festival. Held in nearby Rockwood Park, this quintessential summer festival features lots of ice cream, local music, kids’ activities and fireworks. In August, the Tubman-Garrett Riverfront Park becomes the scene of the People’s Festival, an annual tribute to reggae singer Bob Marley, who lived in the city for some time. Attendees can expect to hear great music, visit the festival’s Healing Garden and Children’s Village and enjoy food from the international food court.

Getting around Eastlake
Eastlake is less than 2 miles from downtown Wilmington and about 30 miles from Center City, Philadelphia. Access to Interstate 495 is 2 miles via U.S. 30. The Wilmington Airport is west of the neighborhood and offers flights to about 20 American cities, including San Juan, Puerto Rico. This walkable community is served by DART, with public buses running along N. Market Street and Northeast Boulevard.
