Vandever Avenue is part of Northeast Wilmington, an urban stretch that has been the focus of revitalization efforts for city and community groups over the last decade. The northeast communities offer a quiet location convenient to highways, transit, stores and a large park system. What sets Vandever Avenue further apart is its position on the Brandywine and the distinct sense of community created by groups like the Wilmington Job Corps Center, Wilmington HOPE Commission and the H. Fletcher Brown Boys & Girls Club.
Homes from the first half of the 20th century
Vandever Avenue is split by a commerce-lined thruway of the same name with residential streets on either side. The area mainly contains brick American Foursquares and row homes built in the first half of the 1900s. Most are between 1,000 to 2,000 square feet with two or three bedrooms and one or two bathrooms. The housing stock also includes newly built townhouses. "The price point is a big draw here," says Monica Hill, a Realtor for over 10 years, with RE/MAX Associates-Wilmington. For a renovation project, buyers can find homes for as low as $30,000, while a renovated four-bedroom home can enter the market for around $200,000 in 2023. A significant number of dwellings are rentals, with most located closer to Brandywine and Northeast Boulevard. "As a resultel of that, the city has some mortgage programs in place to encourage people to purchase a house," Hill says. "It allows somebody an entry point into real estate."

Students here fall into the Brandywine School District. For kindergarten to fifth grade, they attend Hanby or Lombardy Elementary Schools, both earned a B-plus on Niche. Edison is a public charter school in the neighborhood accepting kindergarten to eighth graders.

Shoppers walk just a few blocks for essentials and takeout. The community has corner marts on Vandever Avenue, like Richardson Groceries or Quick Food Deli. Locals order from China King down the road. Ho Ho Carry Out serves up chitterlings, chicken and dumplings and other southern comfort foods. Breakfast and Blume for a brunch date less than 2 miles away. The riverfront offers shopping, dining and a children's museum.

Many head to Brandywine for walking trails and waterfront views. "It's a drawing card. It's peaceful, it's tree-lined and has beautiful gardens," Hill says. Brandywine Mill Park offers creekside tennis and basketball courts. Kids can run around on the small, soft-surface playground. Brown-Burton Winchester Park is on the other side of the neighborhood for more serious play. Residents enjoy youth soccer on the grassy field in springtime, and splash in the public pool in the summer. There is also a large playground with swings and bouncers.
