Quiet neighborhood just outside downtown Wilmington

Princess Place is a neighborhood of single-family homes just northeast of downtown Wilmington. This quiet area’s modest homes and convenient location make it popular among young families looking for a quiet lifestyle that’s still just down the road from Wrightsville Beach and the hundreds of shops, restaurants, museums and venues in downtown Wilmington. “You’ll see people walking their dogs, or pushing a stroller through the streets there,” says Celeste Salzberg, Realtor at MoMentum Companies, Inc. and Wilmington resident. “And it’s close to downtown and it’s close to the beaches, so it’s kind of a midpoint.”

1940s ranches and bungalows

Ranches and bungalows with two or three bedrooms cost between $200,000 and $400,000. Many of the homes were built in the 1940s but have undergone major interior renovations; blue front doors, shutters and roofs offer a pop of color on some exteriors. Neighbors have fenced-in backyards, and tall trees between houses offer privacy. Cars and boats park on private driveways, as many homes don't have a garage. Princess Place does not have an HOA, and its location just north of downtown makes it a little cheaper than some neighborhoods south. "It's just off the Carolina Place neighborhood where Dawson's Creek and One Tree Hill were filmed," Salzberg says. "So, you may live in Princess Place if you can't afford [Carolina Place]. Princess Place isn't undesirable, but it's not that hot, sought-after area." The average home value in Princess Place is $339,000, compared to $410,000 in Carolina Place, located 1 mile south.

Shopping and dining downtown and along the Riverwalk

Princess Place is 2 miles east of downtown Wilmington's Riverwalk, a strip of shopping and dining along the Cape Fear River. Tourists and residents visit the Riverwalk to enjoy seafood overlooking the water at Elijah's Oyster & Fish Camp, beer and a burger at Anne Bonny's Bar and Grill, or a cone at Lazy Jack's Ice Cream Shack. Downtown Wilmington also has venues like the 7,200-person Live Oak Bank Pavilion, museums like the Cape Fear Museum of History and Science, and locally owned stores like Papercut Books and Port City Pottery & Fine Crafts. For groceries, Food Lion is about 2 miles south off Oleander Drive. Princess Place itself is almost entirely residential, though there are three churches in its boundaries: Calvary Baptist Church, Union Missionary Baptist Church and Christ the King Church.

Events in downtown Wilmington

Downtown Wilmington has events going on year-round. The town's largest events include the Azalea Festival in April, which features street vendors, parades, pageants and live performances to celebrate spring, and Riverfest in the fall. Both events are along the Riverwalk and attract hundreds of thousands of visitors and locals. Holiday weekends in the summer are the most popular times for tourists in Wilmington. "With Fourth of July that just passed, it was amazing. Everyone comes down from Raleigh and Charlotte in the Summer, and you feel the diversity," Salzberg says. Wilmington's Fourth of July celebrations include fireworks over the river (with Battleship North Carolina in the background), a patriotic-themed performance by the North Carolina Symphony at The Wilson Center downtown, and the Battle for Independence Road Race on the Cross-City Trail on July 4th.

New Hanover County schools serve the neighborhood

Students living west of 23rd Street are zoned to attend Snipes Academy of Arts and Design for elementary school and progress to Williston Middle School. The schools earned C-plus and B-minus grades from Niche, respectively. Students living east of 23rd Street usually attend C-rated Rachel Freeman School of Engineering for elementary school and B-plus-rated Holly Shelter Middle School. Both these pipelines funnel into B-plus-rated New Hanover High School. The school, which opened in 1922, offers advanced academic programs such as its Lyceum Academy. Juniors and seniors accepted into the program take year-long, interdisciplinary courses. Salzberg notes that, as new schools open and New Hanover County tries to manage its quickly growing student population, school pipelines are subject to change. "It wouldn't ever even say what school district a house is in because it could change before closing," she says. Calvary Christian School, a private, institution serving kindergarten through eighth grades, is also in the neighborhood.

Kennedy Park, Maides Park and Wrightsville Beach nearby

Kennedy Park is a small neighborhood park with a basketball court and playground. "Kennedy Park is really cute. You'll see people out there, pushing their kids on swings," Salzberg says. Maides Park is less than 2 miles east of the neighborhood and has baseball and softball fields, pickleball and tennis courts, a community garden and an accessible playground built in 2024. Locals can spend a day soaking up the sun on Wrightsville Beach, about 9 miles east or 20 minutes by car. Oakdale Cemetery is just west of the neighborhood. The cemetery was commissioned in 1852 and is still active today. The cemetery hosts historical walking tours for visitors interested in the site's Victorian and pre-Civil War-era art and history. Nir Family YMCA is just south and has a fitness center, two indoor pools, and children's after-school care and summer camp programs.

Getting downtown and to Wilmington International Airport

Princess Place Drive leads locals to downtown Wilmington, about a mile southwest. The Wilmington Riverwalk, located downtown on the Cape Fear River waterfront, is about 2 miles away. Although Princess Place is technically within walking distance of downtown, busier roads crossing over from the neighborhood make driving a more popular option for getting around. "You wouldn't put a baby in the stroller and cross 16th and 17th streets," Salzberg says. Wilmington International Airport is about 2 miles north of Princess Place. "We love the airport. Parking is reasonable, and you can show up 45 minutes before an international flight," Salzberg says. The airport underwent a $69 million terminal expansion project in 2023 that doubled the number of nonstop flights from the facility. Novant Health New Hanover Regional Medical Center is about 4 miles south. Burnt Mill Creek is along Princess Place's western border. Hurricane Florence caused abnormally high water levels and some flooding in the neighborhood in 2018.
