18th century Moravian village-turned-modern suburb

Once upon a time, Bethabara was the first European settlement in the North Carolina Piedmont, established in 1753 by Moravian settlers. Vestiges of the original village remain, preserved in Historic Bethabara Park, at the neighborhood’s north end. But today, the suburban community overlooks bustling highways and main roads in northwest Winston-Salem, less than 5 miles from downtown and even closer to Wake Forest University. “There’s a diverse age group in that area, but a lot of college kids rent there because of its proximity to the campus. It’s a very efficient lifestyle for a young student or someone in graduate school,” says Allen Tate Realtor Pam Matthews, who has nearly 20 years of experience in Winston-Salem real estate. Matthews says the atmosphere here is “more traditionally suburban than college-town,” despite the fact that a lot of her clients are interested in the neighborhood because they’re either students themselves or fans of Wake Forest athletics. “It’s a very charming neighborhood. It’s kept very clean and has mature trees.”

Home prices below the Winston-Salem median

Local Realtor Ashley Lay of Keller Williams Realty Elite says Bethabara is unlike other Winston-Salem neighborhoods in that it’s not characterized by one specific style of home. “It’s a big mish-mash of everything. There’s some brand new construction and 1700s homes and a whole lot of 1950s brick ranches.” Matthews agrees, adding that alongside the pockets of Traditional-style new builds, Split Levels, Minimal Traditional cottages and ranch-style homes, there are also condo and townhome communities, like Deacon Ridge. She says these gated communities tend to be “very well-maintained” and “tucked away off the busy streets,” compared to the surrounding neighborhood. Prices here start at $140,000 and can go up as high as $256,000, just under the median for the city. “It is a great area that a lot of investors purchase in because of the rent you can get with college students on your property,” says Lay. “We are also one of the top areas for Airbnb right now.”

For food, all roads point north

Locals can head to North Point Boulevard for food. The main thoroughfare features several chain restaurants, including McDonald’s, Popeyes and Subway, plus local options like North Point Grill, a family-owned and operated American diner-style eatery. Nearby, El Triunfo serves up authentic Salvadoran fare. For groceries and other everyday essentials, there's a Food Lion in the University Plaza Shopping Center a few blocks away. The closest Lowes Foods is just 2 miles west, in the Reynolda Manor Shopping Center.

Historic Bethabara Park

The neighborhood’s namesake sprawls over more than 180 acres around the north end of Bethabara Road, less than 3 miles from most homes. Several miles of what Lay calls “incredible” walking and birding trails loop through the park’s preserved wetlands/woodlands. Many of the 1700s-era Moravian settlement’s original buildings still stand, now home to museums and galleries detailing the history of the area and its inhabitants. Bethabara Park hosts all kinds of seasonal events, too, like the annual Apple Festival and Boo! at Bethabara. In December, Christmas at Bethabara festivities include Moravian Brass Band performances and family-friendly crafts. Gemeinhaus Church, the only remaining 18th-century German Colonial church of its kind in the US, is fully decked out in festive décor and available to tour during the celebration, too.

International Baccalaureate programs; Wake Forest University

Speas Elementary School, home of the International Baccalaureate (IB) Primary Years magnet program, earns a B-minus from Niche. Paisley IB Magnet School, which offers the continuing IB program for students in sixth through eighth grades, earns a B. The districted high school for the neighborhood, Mount Tabor, earns a B-plus from Niche. It’s one of the few schools in the Winston-Salem/Forsyth County district without a magnet program. But Paisley and Parkland High Schools both offer continuing IB programs to students between ninth and 12th grades; students can apply to attend either of the magnet schools, regardless of their address. Paisley earns a B from Niche and Parkland earns a B-minus. Wake Forest University is located less than a mile south of most homes. The private research university offers more than 50 majors to undergraduate-level students. The school’s NCAA Division I athletics are a big draw for homebuyers. Matthews says a lot of her clients live out of state full-time but buy condos in Bethabara because they’re “big fans of Wake Forest and come for all the ball games.”

Rush hour traffic on Reynolda Road

“It’s very close to downtown, which is very attractive to homebuyers,” says Matthews, adding that many of her clients like to head downtown to the Stevens Center for musicals, plays and other performances, then stay for dinner at one of the eateries nearby. The nearly 5-mile drive southeast into downtown takes about 10 minutes via University Parkway, depending on traffic. Lay adds that it’s a good idea to avoid North Carolina Route 67/ Reynolda Road, the main thoroughfare to the west of Bethabara, during rush hour. She calls it “the one part of town where the traffic is horrible” during that time of day. Locals who’d rather catch the bus can take advantage of Winston-Salem Transit Authority stops spaced along North Point Boulevard and Bethabara Road within a mile of home.
