Kimberley Gateway Commons surrounds the two expansive public parks it was named for, one of which has a popular outdoor pool. Youngsters are less than a mile and a half from their elementary school, and the community is less than 2 miles north of downtown Winston-Salem, with its many eateries and nightlife venues. In addition, there are more than a handful of religious institutions and three homeless shelters within a mile of home. Michael Driver, an eXp Realtor, says that this part of the city has seen an increase in rental-to-owner-occupied conversions lately. “Homeowners bought houses here when they were nice and cheap, and when the market went up, they decided to capitalize on that and sell them, after extensive remodeling,” says Driver, who has more than two decades of local experience in both property management and home sales. “The area has been underserved in the past. Now, there are definitely fewer rentals here. And it's set to grow more because of its affordability and convenient location.”
Kimberley and Gateway Commons Parks
On the neighborhood’s north side, Kimberley Park has all kinds of amenities, from picnic areas with grills to a playground and sunny sports fields. The Martin Luther King Jr. Community Center and Kimberley Park Pool face each other on either side of Pittsburg Avenue on the northwest side of the park. The membership-based, outdoor pool is ADA accessible, has diving boards and a zero-entry water playground, and offers free swim lessons for all Winston-Salem residents ages six months and up. Gateway Commons Park, running through the neighborhood’s south side, offers another playground close to home, as well as a picnic pavilion surrounded by benches and grills. The 0.8-mile paved Gateway Commons Greenway meanders between Northwest Boulevard and Glenn Avenue, the full length of the park, and half the length of the neighborhood.
On the outskirts of downtown
Residents can grab groceries and other everyday essentials at Glenn’s Deli & Grocery, off North Glenn Avenue just a mile east of most homes. The local Family Dollar is nearby, too, off North Patterson Avenue. And being less than 2 miles north of downtown has its perks as far as nightlife. Known as Roar, for its blend of vintage roaring 1920s aesthetics and modern 2020s entertainment, the iconic 633 North Liberty Street building offers arcade and outdoor games, boutique bowling and three full-service bars. Roar is also home to Ronnie’s Country Store, which offers classic country ham, fresh, seasonal produce and a deli menu. The Ramkat live-music venue is a few blocks even closer to home, off West Ninth Street. It’s surrounded by three of the area’s increasing number of breweries: Wise Man Brewing Company, Radar Brewing Company and Fiddlin’ Fish Brewing Company.
Competitive home prices
“In this area, there’s a mix of homes,” says Driver. “You’ll see some built in the ‘80s and ‘90s, then around the corner, there are houses from the 2010s. It’s a combination of old and new.” There are also apartment complexes spanning the spectrum between rows of boxy brick buildings to 2010s Modern Transitional buildings with balcony units, private parking and playgrounds. The Traditional and Minimal Traditional-style single-family homes in the neighborhood tend to sell for between $100,000 and $200,000. Driver says that the under-$200,000 price point is rare for neighborhoods in the city. The median home price for Winston-Salem sits closer to the $300,000 mark. “There are a lot of buildable lots nearby, it’s close to the parks and we’re seeing an increase of conversions from rentals to owner-occupied single-family homes. So now is the time to buy here before it gets too expensive,” he says.
Magnet programs and B-rated schools
Winston-Salem/Forsythe County Schools serve neighborhood kids. Kimberley Park Elementary earns a C grade from Niche. It’s the closest school to home, off Cherry Street just two blocks west of its namesake park. Paisley Magnet School, where middle schoolers can apply to participate in the International Baccalaureate Middle Years and Spanish Dual Language Immersion programs, earns a B from Niche. Paisley is just around the corner from the elementary school, within a mile and a half of most homes. R.J. Reynolds High School, which earns a B-plus from Niche, is slightly farther, at 2.3 miles southwest. The high school’s Arts for Academics Magnet School draws artsy students from around the city.
Important to know
There are nine houses of worship within a mile of most homes, including Kimberley Park Holiness Church, St. John CME Church and Mt. Pleasant Missionary Baptist Church near Kimberley Park. Samaritan Ministries, Bethesda Center for the Homeless and Salvation Army of Greater Winston-Salem Area Command & Center of Hope are clustered within a mile and a half of the neighborhood, between Northwest Boulevard and North Martin Luther King Jr. Drive. The three organizations have religious affiliations and provide shelter to homeless individuals and families, as well as services like soup kitchens and food pantries to community members in need.
Smack-dab-center convenience
“One of the advantages of being in the Triad is that it’s really centrally located in the middle of the state,” says Driver, referring to the triangle formed by Greensboro, High Point and Winston-Salem. “If you can’t find it in Winston, you might be able to find it in High Point or Greensboro. If you can’t, it’s only an hour and a half to Charlotte and an hour and a half to Raleigh. Six hours to Atlanta and six hours to DC. It’s 10 hours to New York and 10 hours to Orlando. We’re right smack dab in the center of the East Coast.” From here, the 30-mile drive east to Greensboro can take as little as 35 minutes, depending on traffic. US Route 52 runs north-south past the neighborhood from about a mile east. Getting around within the city is easy, too, with Winston-Salem Transit Authority bus stops on Patterson Avenue nearby.
Crime
Kimberley Gateway Commons has a CAP Index Crime Score of 8 out of 10, which is higher than the national average of 4. The neighborhood's CAP Index Homicide and Assault with Weapon Scores are both 10 out of 10, also higher than the national average, which is 4 in both categories.
