Farmland is plentiful in Cannon County.
A place with scenic farmlands and small town charm
Located more than 50 miles from downtown Nashville, Cannon County offers more peaceful living amid rural Tennessee’s scenic lands. “One thing is we’re a county of about 14,500. We don’t have a lot of traffic except at 8 in the morning and 4:30 at night. It’s just an easier way of life” says Carolyn Motley, coordinator for the Cannon County Chamber of Commerce. “It’s a little cheaper to live here. It’s calmer and there’s not so much drama.” Most of Cannon County consists of pastures and forested hills. One of its natural landmarks is Short Mountain, which has the distinction of being the highest point in the entire Nashville metro. “There’s hills and valleys everywhere. So if you want views, we’ve got it. It’s just so beautiful,” says Susan Dooley, a county native and a Realtor with SimpliHOM. Woodbury, the county seat, serves as a frequent meetup point with its town square and institutions like the Arts Center of Cannon County. The town boasts a charming downtown, where lowrise buildings with glass and vintage storefronts house business like antique shops and local dining staples. “It’s very rural, but it’s also semi-close to Murfreesboro or McMinnville,” says Christopher Phillips, a broker with Keller Williams Realty, who’s made a few sales in Cannon County. “It’s got nice rolling hills and just a lot of character. If you’re wanting to be away from everything, but also get to something within 20 or 30 minutes, this is the place.”
Cannon County is home to modern farmhouse style houses.
Rural ranch-style houses and other builds
Ranch-style houses are common throughout the county. Outside of the towns, they dot farmland and occupy lots that are usually at least an acre large. Detached structures, including barn-style accessory units, can sometimes be found on the rear of these properties. Within Woodbury, houses line narrow roads shaded by groups of towering pines and mature maples. Ranch-style houses exist here, too, but are joined by other builds like Craftsman bungalows. The most recent average sale price in the county is about $354,000, which is nearly half of the entire Nashville area. While the county has certainly seen new houses, the many ridges and small creeks that make up much of the land have kept a check on new construction. Many price points can run from about $250,000 for a 1950s ranch-style house to $450,000 for a modern Traditional. There are some Craftsman bungalows that can run between $250,000 and $300,000, and stately farmhouses on well over two-dozen acres that can reach $1 million.

Cannon County has several establishments that honor its rural culture. Among them is the Short Mountain Distillery, which runs out of a rustic venue in the middle of the rolling farmlands on the eastern end of the county. The establishment carries the distinction of being the first legal moonshine distillery in the county. “It’s on a great farm, probably one of the prettiest farms in Cannon County,” Motley says. “We have people from other counties who come in for that.” In addition to trying out the moonshine, visitors can do tastings of Tennessee and Bourbon whiskeys. The venue occasionally hosts live music on its stage and showcases fixtures like a vintage red Chevrolet pickup. Short Mountain also has an affiliated restaurant, Rye & Revelry, which specializes in southern cuisine. Staples in downtown Woodbury include Sophia’s off the Square, where regulars enjoy appetizers like pretzel bites with beer cheese and fried fish and fries — also called fish and chips. The Rustic Grounds Coffee Co. is another institution that serves both breakfast and lunch. Cannon County is also known for its antiques scene, with several stores located around the heart of Woodbury. A few weeks out of the year, we may have a day where we have 250 kids here.” Green spaces in Woodbury include City and Brown.Spurlock parks, which have amenities like a baseball diamond, tennis courts and playground.
