Surrounded by small Levittown neighborhoods with similar housing styles, Magnolia Hill’s residential road names help this Philadelphia community stand out. On theme with flora that begins with an ‘m,’ Magnolia Hill is full of streets like Mulberry Lane, Maple Lane and Mistletoe Lane. And if these roads sound especially suburban, that’s because they are. Magnolia Hill is one section of Levittown, a 1950s planned development that helped defined the quintessential American suburban neighborhood. This family-friendly area is surrounded by park spaces and local retail plazas. “You can find a nice, mid-priced house and have everything – shopping, hospitals – all less than five minutes away,” says Christine Jandovitz, an area local and Realtor with Keller Williams Langhorne. In addition to this suburban atmosphere, Magnolia Hill has a 2 out of 10 CAP Index crime score, in comparison to the national average of 4. Residents also appreciate Magnolia Hill for its commuting opportunities. “People here commute not only to Philly, but also to New York,” says Jandovitz. "It’s affordable. That’s why it attracts people from the city," referring to the high proportion of city transplants living in the neighborhood, including herself. Philadelphia is about 25 miles south on Interstate 95, and New York City is 65 miles north.

Retail and restaurants on Levittown Parkway

Magnolia Hill, like other Levittown neighborhoods, is predominantly residential. Retail establishments and restaurants sit outside of the suburb, accessed via Levittown Parkway or New Falls Road, the main thoroughfares in and out of Magnolia Hill. “The main roads around here, where all the businesses are, connect everything together,” says Stacey Stier, a Bucks County area local and Realtor with Realty One Group Focus. “Once you get off those roads, you’re back in the neighborhoods.” Levittown Parkway runs along the south end of Magnolia Hill, where storefronts, medical clinics and a few houses of worship are located. Levittown Church of God and Diyanet Mosque of Levittown are immediately outside of the residential lanes. Less than a mile west along the parkway, Fairless Hills Towne Center has grocery store options that include Giant and ShopRite. There are also medical offices, fitness studios and a few eateries. Johnny Longhots is the local spot for cheesesteaks, and Stadium Bar and Grill is a sports bar with pool tables. About 2 more miles west along the parkway, there’s a booming commercial area centered around the Oxford Valley Mall. In addition to the department stores within the mall, shoppers here will find Target and Sam’s Club. “A big attraction near the mall is Sesame Place, which is a huge amusement park,” Stier adds. "All my friends take all their children there, and students in Bucks County will take a field trip there at some point.” On the north side of Magnolia Hill along New Falls Road, there’s a small retail and dining strip called Penn Valley Shopping Center. Amore Restaurant serves Italian cuisine, and nearby, Malay Thai Kitchen is a Thai restaurant with eclectic, traditional decor.

Seasonal events at Falls Township Community Park

While there are no neighborhood pocket parks within Magnolia Hill, there are several recreational spaces in close range. On the west side of the neighborhood, the Fairless Hills YMCA includes an indoor pool, fitness areas and an esports lounge. Near the community center, Oxford Valley Park features walking trails around Caroline Lake, as well as the Oxford Valley Park Pool, a public outdoor swimming pool with membership and daily pass options for Bucks County Residents. And across the street from this park space, Oxford Valley Golf Course is a public, 9-hole course. On Magnolia Hill’s east side, within the subdivision of Elderberry Pond, Elderberry Park has a playground that was completely updated in 2022. About a mile southeast of this park, the Pinewood Pool is a popular summer spot with water slides and splash park features. The pool offers membership options at a discounted rate for Falls Township residents. Another half-mile to the east of Pinewood Pool, Falls Township Community Park is an expansive green space with a playground, a dog park, athletic fields, and athletic courts, including a roller hockey rink. Brian Andrews, Parks Director for Falls Township, says that this is the biggest community park in town, which includes a 70-acre lake. “Only electric motorboats are allowed in Falls Township Lake,” Andrews says. “Driftwood Adventures comes in the summer from Memorial Day to Labor Day and offers paddleboard rentals for people to use on the lake.” Falls Township Community Park is also the site for several community events throughout the year. “Our largest event is the two-day Touch-A-Truck Festival,” Andrews says. “Local contractors and police vehicles bring their trucks out for kids to climb on and explore. And 9:00 am to 10:00 am is quiet hour, for the children with sensory needs.” In addition to this fall event, the park hosts a summer concert series from June to September. “There have been talks of adding an amphitheater to the park,” Andrews adds. “It would bring in bigger acts and more sponsorships.”

Experience the haunted Bolton Mansion

In the neighboring suburb on the south side of Magnolia Hill, Bolton Mansion is a historic home that attracts amateur ghost hunters and expert paranormal seekers alike. Built in 1687, this mansion is rumored to be haunted. During renovations, contractors claimed that they saw the ghosts of children playing in the stairwells and adults walking from room to room. To preserve the building’s history, Friends of Bolton Mansion share this haunted mansion with the public through family-friendly ghost tours and paranormal investigation events.

Ranch-style homes and expansions from 1952

In 1951, a real estate development company called Levitt & Sons began constructing the second Levittown – the first being in Long Island, New York. Levitt & Sons followed six basic models of tract homes, and they were able to mass-produce more than 17,000 properties within six years. This building technique has gone down in history, as it sparked the creation of the first real American suburb. Houses in Magnolia Hill follow Levitt & Son’s ranch-style models, built in 1952. Since then, most homes have seen updates, and some have been completely renovated and expanded. The ranch-style dwellings were originally built with driveways and carports, but most have been remodeled to include attached garages. Some also feature fenced-in backyards and decorative stone facades on the front exteriors. Sizes range from 1,000 to 2,000 square feet, and depending on the level of renovation, price tags range between $300,000 and $450,000. The Magnolia Hill housing market has a low inventory, and only eight homes in the neighborhood were sold in 2024.

Commuter benefits on I-95 and the SEPTA train

Magnolia Hill is tucked away inside Levittown, surrounded by other small suburbs with similar attributes. Not only do Levittown Parkway and New Falls Road lead residents to these other sections of the community, but those thoroughfares also intersect with major commuter-friendly roadways. A 2-mile drive east on Levittown Parkway brings motorists to U.S. Route 13, which traces a 25-mile stretch into the Centennial District of Philadelphia. A 2-mile drive north on New Falls Road takes commuters to U.S. Route 1, and 5 miles on the same road in the opposite direction leads to Interstate 95. Once on the interstate, residents are about 35 miles from Philadelphia International Airport. “On a perfect day with no traffic, it’s forty minutes away,” Stier says. “But there’s usually always traffic because the airport is on the other side of the city.” She mentions that she prefers to fly out of Trenton-Mercer Airport, located 12 miles north of Magnolia Hill. However, the only airlines there are Frontier and Spirit, and there’s only one terminal. “If your flight isn’t on time, you’re at the mercy of other flights,” Stier adds. The Levittown train station, located 2 miles away in Tullytown, offers SEPTA service north to Trenton and south to Camden. Once in Trenton, train commuters can take Amtrak into Manhattan’s Penn Station. Or, from Camden, they can take the PATCO into Center City, Philadelphia. The SEPTA bus also services the community, with several bus stops outside of Magnolia Hill along Levittown Parkway and New Falls Road.

STEM opportunities at Truman High School

Although Magnolia Hill sits near Pennsbury High School’s campus, the neighborhood is actually within the Bristol Township School District. “Levittown in Bucks County straddles three different townships and three different school districts,” says Melissa Centifonti, a Levittown area local and Broker/Owner with Realty One Group Focus. “Some people don't know that when they’re looking for homes and it can make a big difference.” Students living in Magnolia Hill can begin at Mill Creek Elementary School, which receives a C rating from Niche, before progressing to Neil A. Armstrong Middle School, which has a C-minus. Truman Senior High School, rated a B-minus, was recognized as a Project Lead the Way Distinguished School during the 2023-2024 school year for its STEM opportunities. This high school was almost named after the scientist Robert Oppenheimer, but the presidential moniker won the title. Some senior students at Truman High follow the tradition of getting together on the school’s campus to watch the sunrise before their last first day of class. The Pen Ryn School is a nearby private school option, located just west of the neighborhood. This private kindergarten through eighth-grade school has neither a Niche nor GreatSchools rating.
