Seated beside the Bronx River and bordering Central Park Avenue in Yonkers is the small neighborhood of Crestwood, 24 miles from New York City. “It remains one of the most popular and stable Yonkers neighborhoods,” says Erin Lee, a local real estate agent with Keller Williams Realty. “Almost exclusively residential with a perfect suburban location and a short commute to New York.” While Crestwood is mainly residential, it's 10 minutes or less from shopping, dining and public transportation. “The biggest highlight is absolutely its close proximity to the city but not feeling like it,” says Lee.

Commuters use Crestwood Train Station and Bronx River Parkway
The area's Crestwood Train Station is on the Metro-North Railroad, which takes residents to New York City in a little over an hour. The Bronx River Parkway leads to Manhattan in just under an hour and connects with the Cross Country Parkway. Some areas of Crestwood have sidewalks, but most residents drive to reach nearby amenities. The John F. Kennedy International Airport is 25 miles away, and the New York-Presbyterian Westchester hospital is 2 miles away.

Most roadways are organized in a grid, with a few stray routes and cul-de-sacs interrupting the neat rows of homes. Most homes have a front and a back yard with room for lush trees and hedges. Some homes are separated from the street by sidewalks, while others have long pathways leading directly to the roadway. “It’s known for its classical and traditional architecture,” says Lee. “There are 100-year-old homes that have been beautifully restored.” Tudor, split-level, Colonial Revival, French-influenced and Dutch Colonial Revivals are common. Split-level, Dutch Colonial Revivals and Colonial Revivals range from $700,000 to $875,000. Homes in grander styles such as Tudor Revival, French Influenced and Colonial Revival with Italianate features range from $900,000 to over $1.6 million. “That particular area has gained some year-over-year growth,” says Lee. “With property value and outpaces other areas.” The CAP Index crime score for this area is 2 out of 10, below the national average of 4.

Shopping and dining on Central Park Avenue and White Plains Road
Central Park Avenue and White Plains Road, less than 10 minutes away, are lined with strip malls and shopping centers. The Yonkers Gateway Center is next to the neighborhood and hosts a One Dollar Zone for discounted items and an Alamo Drafthouse Cinema serving cocktails and American cuisine. Within the neighborhood, Wicked Wolf North is an upscale restaurant with a modern menu in a stone colonial building. On the more casual side, Tuck’d Away Bar and Grill has American pub food in a contemporary rustic setting. School choice for students in Yonkers
“Yonkers is unique in that the entire city of Yonkers doesn’t have zoned schooling,” says Lee. “You fill out an application and put your three choices, and you get to go to any school within Yonkers that accepts you.” The Yonkers Public Schools receives a B from Niche. Children may attend Kahlil Gibran School, which receives a B-minus for prekindergarten through eighth grade. Students may advance to Roosevelt High School Early College Studies, which receives a B, and the school aims for students to accrue 24 college credits upon graduation. “Many people who live in Crestwood send their kids to Catholic school,” says Susan Hawkins, a Westchester County associate broker with Julia B Fee Sotheby’s International Realty. Private school alternatives are Annunciation School, which is unrated, for prekindergarten through eighth grade and Sacred Heart High School, which receives a B-plus.

Roosevelt High School is a public school in Crestwood with famous alumni like Steven Tyler from Aerosmith and Mary J. Blige.

Programs for all ages at Yonkers Public Library
Bikers use the Bronx River Pathway, which runs parallel to the Bronx River for over 19 miles. The path is surrounded by greenery and borders the Crestwood area. The pathway gives walkers and bikers access to nearby green spaces such as Malcolm Wilson County Park and the Parkway Oval Park. Both parks have open green spaces with natural scenery beside the Bronx River. The Oval Park has a colorful, fenced-in playground beside several sports fields, including a soccer field and hard-top basketball courts. For indoor recreation, the Crestwood Branch of the Yonkers Public Library has events year-round for all ages, including Sunday Storytimes, Senior talks on Thursdays and a LEGO club.

St. Patrick's Day parade a staple since 1956
The Yonkers Saint Patrick’s Day Parade on McLean Avenue has been a staple in the community since 1956 and features a marching band wearing traditional kilts and playing the bagpipes. “In general, it’s more intimate, local events,” says Lee. “In areas where there’s sidewalks, people still have block parties and regular neighborhood get-togethers.” Religious services are held at Annunciation Church, Islamic Community Center of Mid Westchester, Asbury Crestwood United Methodist Church and others within and around the area.
