Bordered by two of Yonkers’ largest parks, Tibbets Hills is just 10 miles from New York City and offers a range of housing options with shops, restaurants and recreation within walking distance. Home prices in this area are lower than the New York Metro Area average, offering a place for commuters to live for a comparatively lower cost. Several means of transportation into New York City, including train stations and highway access, are easily accessible from the neighborhood. The neighborhood offers apartments, co-ops, single-family and multi-family homes. “There’s a lot of rentals over there,” says Kenneth Moran, an associate broker with Keller Williams Realty, who’s been selling homes in the area for over a decade. One- to two-bedroom co-ops typically sell for $150,000 to $350,000. A mixture of single-family home styles, including colonial revivals, were built in the early 1900s and usually go for $600,000 to $800,000. Multi-family homes range from three to seven bedrooms and tend to sell for $600,000 to $1 million.

Commuting on the Bee-Line, Metro-North Railroad and I-87

Tibbets Hills earns a high walkability rating because of its compact layout. Westchester County Bee-Line bus stops can be found along McLean Avenue. Ludlow Station with Hudson Line service can be accessed 1.5 miles west, while Wakefield Station with Harlem Line service is 1.5 miles east. Both lines are operated by the Metro-North Railroad and offer daily service to Manhattan’s Grand Central Terminal in about 45 minutes or less. The neighborhood is also bracketed by Saw Mill River Parkway to the west and Interstate 87 to the east, both taking commuters 10 miles south to New York City. Montefiore Mount Vernon Hospital is just a mile east of the neighborhood. LaGuardia is the closest airport, which is 10 miles south.

Seasonally open aquatic complex at Tibbetts Brook Park

Conor Park is in the east end of the neighborhood with tennis courts, a basketball court and a playground. Along McLean Avenue, there’s a trailhead for the Old Croton Aqueduct Trail, a 41-mile trailway through Westchester County. Just north, Tibbetts Brook Park is a 161-acre recreation hub with sports facilities for tennis, baseball and soccer, as well as over 2 miles of paved trails. The park also features a large aquatic complex that’s open seasonally with slides, pools and a splash pad. Van Cortlandt Park is another large park a mile south offering dozens of sports facilities, over 7 miles of trails and the oldest public golf course in the country.

Shopping and dining along McLean Avenue

ACME Markets is on McLean Avenue for groceries. Super Delicatessen is a local bodega with a deli and packaged goods. There are also popular restaurants like Dia & Noche for modern Latin cuisine, Cocina Burger Shop for American favorites and John's Pizzeria for slices and whole pies. Less than 2 miles north, Yonkers Downtown offers more shopping and dining. “It's more of a restaurant-heavy downtown,” says Moran. “Not many name brand stores, there’s a lot of mom-and-pop shops.”

Events at Yonkers Downtown

At Yonkers Downtown in September, Riverfest has been running since 1992 and is Westchester’s largest one-day festival. The festival has a bacon, egg and cheese cook-off, live music, food vendors and family activities. In May, Yonkers Arts Weekend is a two-day festival with over 200 exhibiting artists and dozens of workshops. And in August, the Dominican Festival features live music and local vendors.
