As Eastern Michigan University’s next-door neighbor, College Heights in Ypsilanti, or Ypsi as it is colloquially referred to, complements the lively campus culture with residential streets of split-level, two-story and ranch homes as well as some homes with Colonial Revival styles. “The historic charm of these homes are still intact, with large front porches, whimsically sloped roof-lines and the occasional bright colored accents,” says Todd Fedie, who first earned his real estate license in 2016 and is currently a Realtor with Keller Williams Realty and Team Leader of The Fedie Group. College Heights is a popular choice for college faculty as well, and its surrounding with amenities make it one of the more popular neighborhoods in Ypsilanti for residents who don’t work for the university.

Built in the mid-1900s with different architectural styles
Most houses in College Heights were built between the 1940s and the 1960s and range from $200,000 to over $400,000, with a median price of $342,500. These prices can also depend on the size and architectural features of the house. “There are also historic homes converted into multiunit rentals mostly managed by management companies local to the Washtenaw County area,” says Fedie. Cross the street for eating and shopping to the west
Start the day at Dom Bakeries with at least one donut and fresh coffee. Just down the street, La Torre Taqueria is a family-owned community staple, serving fresh tamales and unforgettable tacos. These memorable local stops are just a sample of what’s available just outside of College Heights, including Midtown meet-ups for brats and beers at The Wurst Bar and local performances at the Riverside Arts Center. While there aren’t any shopping centers or supermarkets in College Heights, the Washtenaw Fountain Plaza is about a mile to the west with a Fresh Thyme Market half a mile further down the road

Beer festival and local artist spotlight
College Heights may be neighbors with Eastern Michigan University, but it’s decidedly a central Ypsilanti community. Celebrate Ypsi arts and culture downtown at First Fridays Ypsilanti, where local artists set up vendor stalls, exhibits and live performances. The event occurs each month from April to November. The city is home to the Michigan Summer Beer Festival, celebrating carefully crafted drinks from over 100 Michigan breweries at Riverside Park.
Community schools with college credits
Children in College Heights can start at the Perry Early Learning Center, which receives a B-minus on Niche, for prekindergarten through first grade. From there, students can attend Estabrook Elementary for second through fifth grade before moving on to Ypsilanti Community Middle School, where students from sixth to eighth grade can participate in electives such as technology and coding. Both schools receive a C-minus from Niche. At Ypsilanti Community High School, students can participate in the STEMM Middle College, where students can participate in robotics. While Ypsilanti Community High School does not have a rating on Niche, the STEMM Middle College receives a B.

Border trails and creatively named parks
In the center of the neighborhood is the whimsically named Candy Cane Park, offering room to run, a playground, little league games and street parking. The neighborhood park is close to the Border to Border Trail, a Washtenaw County treat that connects Ypsi and Ann Abor with 35 miles of paved pathway stretching west all the way past Chelsea to the Waterloo Recreation Area.
The Border to Border trail runs through EMU campus and connects College Heightst to Ann Arbor.
