“There’s not much traffic. If you go to L.A., you realize we’re in heaven,” Azar says. Residents here typically drive, and West 1st Street leads 3 miles east toward downtown, a 7- to 9-minute drive, depending on traffic. In downtown Yuma, drivers can access Interstate 8 toward Phoenix, 190 miles northeast. Residential streets typically don’t have sidewalks, and Yuma County Area Transit bus stops along Avenue B connect locals throughout the county. Yuma Regional Medical Center is 4 miles southeast, and Yuma International Airport is 8 miles southeast.
Shopping and Dining
“You’ve got stores nearby, so you don’t have to travel 15 minutes to the store,” says Delgaldillo. Residents grab groceries at the centrally located Walmart Neighborhood Market on West 8th Street. Further east along the street, Duron's Restaurante y Cantina serves authentic Sonoran-style Mexican cuisine from third-generation family recipes in a casual, social setting with live music on Fridays and Saturdays. Next door, Mr. Mango Snack Bar offers ice cream desserts and munchies like walking tacos and elote en vaso (cooked corn in a cup with Mexican seasoning). Delgaldillo says the Yuma Palms Regional Center, a shopping mall 5 miles southeast, is popular for its national chain restaurants and walkability. At the mall, folks might grab home essentials from Target, dine at Chili’s or catch the latest blockbuster at Harkins Theatres Yuma Palms 14. For a night out, Get Axed Yuma is a sports bar at the mall where thrill-seekers can try axe-throwing or compete in weekly trivia on Tuesdays.

Two miles north, West Wetlands Park is Yuma’s most popular spot for folks looking to enjoy the Arizona sunshine by the Colorado River. The park features the castle-themed Stewart Vincent Wolfe Creative Playground, which community volunteers helped to build, and offers colorful climbing structures with an accessible zipline designed for kids of all abilities. Nearby, Joe Henry Memorial Park is the neighborhood spot for sports at the volleyball courts and softball diamonds; there’s also a piñata pole. Azar recommends the 15-acre Yuma Valley Park, 3 miles south, where locals play soccer. “There’s a nice little pond with ducks, too,” Azar says.

Homes in Avenue B and C are mostly mid-to-late 20th-century ranch-style with a few 21st-century models. “You have new and older homes that are very comparable in price,” Delgaldillo says. Minimal ranch-style homes with three bedrooms and lots between 6,000 and 9,000 square feet range from $150,000 for a fixer-upper to $300,000 for new construction. Residential streets without sidewalks are typically dotted with desert plants, like low-water trees or cacti. Mid-to-late 20th-century lots are often dirt- or gravel-packed while 21st-century lots may have concrete driveways or grass lawns. There are also several mobile communities throughout the neighborhood, where manufactured homes typically range from $50,000 to $100,000. Manufactured homes often feature pastel-painted exteriors, between two and three bedrooms and carports. There is also land available for homebuyers to build on, ranging from $100,000 for an acre to $550,000 for four acres.
Schools
Local kids can start at Salida Del Sol Elementary, rated C-minus by Niche, before moving on to the C-plus-rated Centennial Middle, where their robust athletics departments won the 2023-24 Southern Yuma County Interscholastic Association championships in flag football, girls’ soccer and boys’ basketball. At the B-minus-rated Cibola High, teens can take dual-enrollment courses for college credit at Arizona Western College. In the neighborhood, Immaculate Conception School, not yet rated by Niche, is a private Catholic school for grades Kindergarten through 8th. The school is known for its one-classroom-per-grade teaching style and local fundraisers, like the annual Run with Nuns 5K in the spring.
