Centrally located suburb with pride of ownership
About 3 miles north of Downtown Yuma and 23 miles from the U.S./Mexico border, suburban La Mesa Linda is popular for its central location. “It’s right in the heart of Yuma,” says Diana Arvizu, a local Realtor with Realty Executives Yuma who has over 5 years' experience. “The neighborhood’s perfect for people who want to be in town but not drive or travel so much for work." Within two miles are local restaurants and parks, as well as the junction of Route 95 and Interstate 8; area houses of worship include Faith Lutheran Church and Yuma Spanish SDA Church. Neighborhood kids can often be seen out riding their bikes past the 20th-century ranch-style homes, some of which include sought-after swimming pools and shaded patios; here in southwest Arizona, summer temperatures regularly top 90 degrees.
Renovated homes popular with families and investors
Set along sidewalk-lined streets dotted by the occasional rosewood or palm tree, La Mesa Linda’s homes are typically mid-to-late 20th-century ranch-style with three to four bedrooms. Lots are 6,000 to 7,000 square feet, and yards might have grass lawns, concrete courtyards or rock gardens with low-water plantings. Most of these homes have been renovated, and especially desirable upgrades include private pools, carports and covered patios; Sam Azar, a Yuma local and a Realtor with Realty Executives Yuma, says homebuyers should be prepared to upgrade their plumbing if it hasn’t been already. These ranch-style homes range from $150,000 to $250,000, depending on size and renovations, and Azar says they're popular with investors who rent to locals.
In the neighborhood’s east, late 20th-century Pueblo-inspired condominiums with two bedrooms, attached garages and easy-care rock gardens sit on lots of 1,000 to 3,000 square feet. These condos typically range from $200,000 to $250,000, and residents pay monthly dues of $65, which go toward community maintenance. There are also apartment buildings along La Mesa Linda’s northern border, West 24th Street.
Yuma has a strong sense of community and hospitality.

Schools with community service opportunities
Local kids may attend C. W. McGraw Elementary and Gila Vista Junior High, both within a half-mile of the neighborhood and rated C by Niche. McGraw students send artwork and greetings to first responders, military personnel and folks in assisted living homes as a part of the Bring Cheer Campaign, launched in 2020. At the C-plus-rated Gila Ridge High, teens show off their talents in dance, music and theatre performances throughout the year, like the Yuma Union High School District Jazz Fest, where musicians across the district perform for the community. Also in the area, Yuma Lutheran School, not yet rated by Niche, is a private Lutheran school for students in kindergarten through 8th grade. Kids here are encouraged to participate in community service; each grade has its own service focus, including the environment, the elderly and the Special Olympics.

Getting around Yuma County
The junction of Route 95 and Interstate 8 is about 2 miles northeast; I-8 leads 3 miles north toward downtown, and Route 95 leads 23 miles southeast to the U.S./Mexico border in San Luis. Most residents here drive to get around, but they can walk less than a mile to local restaurants, businesses and parks along West 24th Street. Yuma County Area Transit buses stop on the corner of West 24th Street and 4th Avenue, a half-mile west of the neighborhood. Genoa Healthcare, a pharmacy, is centrally located in the neighborhood, and Yuma Regional Medical Center is about a mile east. Yuma International Airport is 2 miles southeast.
Cooling down at nearby parks
About a mile northeast, 17-acre Kennedy Memorial Park is the local go-to for community games and practices, with a softball diamond, in-line hockey rink and several playing fields; locals can cool down in the park's community pool. A mile northwest, the 5-acre Sanguinetti Memorial Park is popular for small gatherings, like cookouts under the picnic ramadas (an Arizona term for an outdoor shelter) and games of horseshoe and sand volleyball; in the park’s grassy field, cypress and ash trees offer some shade.
Sanguinetti Park includes a playground, making it a great spot for families with children.
The Colorado River flows right through Yuma.

Shopping and dining along West 24th Street
Neighbors might start their day with a chai tea or freshly baked focaccia sandwich from The Press Cafe and Bistro. Next door, locals bring their own beverages to Baja Viches, which serves Mexican fusion cuisine like surf-and-turf burritos in a sleek, social setting. Less than a mile east along West 24th Street, residents can grocery shop at Fry’s, grab fast food from national chains and stop into local businesses like The Barber’s Lounge and A Star Nails and Spa.

The Annual BBQ & Brew Festival in downtown Yuma
About 3 miles north in downtown Yuma, the annual BBQ & Brew Festival in February is one of Yuma’s most popular events, where live country music and the savory aromas of homestyle cooking fill the downtown streets. Amateur and professional chefs come from all over the country with their unique takes on barbeque to compete in the annual cook-off, while locals enjoy the fruits (meats) of their labor. There are also seasonal downtown celebrations throughout the year, like the Dorothy Young Electric Light Parade in December, where up to 40,000 locals line up to watch festive floats, dancers and classic cars parade through Yuma, celebrating local history and the holiday season.
