Family-oriented suburb in central Yuma

Set in central Yuma, suburban La Mesa Manor puts residents within two miles of Kennedy Memorial Park, schools and local businesses along West 24th Street. “You’re right in the middle of everything,” says Diana Arvizu, a local Realtor with Realty Executives Yuma who has over 5 years of experience. Arvizu describes the area as family-oriented, and kids walking sidewalk-lined residential streets to C. W. McGraw Elementary and Gila Vista Junior High are a common sight. “You have grocery stores, [restaurants] and you’re a few miles from downtown and the freeway,” Arvizu says. Route 95 and Interstate 8 are about 2 miles northeast, the latter leads 4 miles north to downtown Yuma, where community events are often held at the Yuma Arts Center. When temperatures top 90 degrees in the summer, it’s commonplace to see residents cooling down in the community pool at Kennedy Memorial Park. Residents may be able to hear occasional air traffic from Yuma International Airport, 2 miles southeast, and area houses of worship include Immanuel Southern Baptist Church.

Late 20th-century starter homes

La Mesa Manor’s homes are mostly mid-to-late 20th-century ranch-style set along sidewalk-lined streets shaded by the occasional soapberry, ash or palm tree. Lots are between 5,000 and 6,000 square feet and typically feature concrete courtyards, gravel-packed landscaping with low-water plantings or, occasionally, grass lawns. Three- to four-bedroom homes are minimal with stucco or red brick exteriors, concrete driveways and between 900 and 1,500 square feet of living space; some homes have porch awnings and attached carports. Renovated homes often include new flooring, plumbing or kitchen features like granite countertops. Prices range from about $150,000 to $250,000, depending on a home’s size and features.

Kofa High prepares students for their careers

Local kids may attend C. W. McGraw Elementary, Gila Vista Junior High and Kofa High, which receive a C-plus, C-minus and C-plus from Niche, respectively. C. W. McGraw Elementary and Gila Vista Junior High are less than a mile north of the neighborhood, and both offer opportunities for students to use technology in the classroom, like iPads and smart boards. At Kofa High, students can take career and technical education courses in topics like IT essentials, business management and education professions.

Getting around Yuma

Residential streets are sidewalk-lined, and Yuma County Area Transit buses stop along West 24th Street, but most locals drive to get around. Route 95 and Interstate 8 are about 2 miles northeast, the latter leads 4 miles north to downtown Yuma. San Luis and the U.S./Mexico border are about 24 miles southwest via Route 95. Yuma Regional Medical Center is 2 miles east, and Yuma International Airport is 2 miles south.

Sports at Kennedy Memorial Park

Kennedy Memorial Park is about a half-mile north of La Mesa Manor, and it’s one of Yuma’s most popular spots for sports. “It’s a huge park, most of the sports happen at Kennedy Park. I normally take my kid over there for soccer, and there is a swimming pool,” says Sam Azar, a Yuma local and a Realtor with Realty Executives Yuma. The 17-acre park is bordered by tree-lined sidewalks, and its robust sports amenities include an in-line hockey rink, softball field, courts for sand volleyball and basketball and horseshoe pits. There’s also a skate park and the aquatic center with swimming and wading pools, where locals cool off in the summer.

Groceries, brunch and local businesses all along West 24th Street

Residents shop and dine along West 24th Street, the neighborhood’s northern border. About a mile west, locals can grocery shop at Fry’s, grab fast food and walk in for an appointment at local businesses like The Barber’s Lounge and Cactus Wren Salon. Nearby, locals dine on Asian fusion sushi at Gozen and authentic Mexican fare made from third-generation recipes at family-owned Las Delicias De Mi Abuela. Closer to the neighborhood, The Press Cafe and Bistro is popular for its brunch fare, like its signature pressed sandwiches and Mayan tea, an aromatic tea made from cacao that’s full of micronutrients, served hot or cold.

Getting involved at the Yuma Art Center

About 4 miles north, downtown Yuma is the spot for arts and entertainment. The Yuma Art Center is popular year-round for its packed schedule of community events and showings, including theatrical performances at the historic Yuma Theatre, which dates to 1912. The art center’s events include a showcase of local bands at Yuma Rocks in September and the Children’s Festival of the Arts, where arts and crafts booths line Main Street and children’s artwork is put on display. The art center also offers adult and youth classes for topics like dance and pottery.
