The first photo in the Homes.com listing for the house at 10101 E Happy Valley Road in Scottsdale, Arizona, shows a viola purple metallic Porsche at the front of a line of luxury cars inside a long garage.

"Leading a real estate listing with a car is weird, right?" said listing agent Peter Zaidan of Russ Lyon Sotheby's International Realty in an interview.

But he insists there's a method to his motor madness. Zaidan is the founder of Homes4CarGuys, an 11-year-old brand that specializes in the booming niche of garage-focused luxury home sales. One of those was a property with a 26-car garage, a personal record, he said.

The house at 10101 E Happy Valley Road, listed for just under $7 million, has a seven-car display garage, according to Homes.com. The four-bedroom, mostly glass residence on 4.4 acres has stunning views from just about anywhere, Zaidan said. The new owner will see city lights to the south, Scottsdale's Pinnacle Peak to the north and Troon Mountain to the east.

"I can see 30 miles south, and the fireworks shows at the hotels are amazing," Zaidan said. "It's an absolute premium lot in a premium location, and it's designed to keep the sun at an angle."

There are no windows, but every room has a sliding glass door, the agent said. There's also no homeowner's association, and the house comes with a solar package that keeps electric bills low, he said.

Zaidan noted that the car collector owners who built the house and completed it in 2021 enjoy changing addresses every few years.

Aside from the display garage, the property has a separate, two-car garage for daily use. It's tall enough to accommodate lifts next to storage rooms that keep clutter out of view.

A lighted water feature extends around the house and ends in a small soaking pool, but there is room for a larger pool. In addition, the property is big enough for a buyer to build a guest house with its own garage.

Zaidan said he's careful how he markets this and his other luxury listings, preferring the extensive reach of social media and videos over pricey ads in print publications.

"I'm going directly to a buyer, not to another Realtor and hoping he'll show it to his client," Zaidan said.

For this property, he's already held four open houses, along with a private event featuring food, wine and live music for a local car club.

He's also planning to showcase the house during the upcoming Barrett-Jackson Scottsdale Auction, a nine-day automotive event that begins Saturday. It typically draws hundreds of thousands of people, he said.

Scottsdale and other Arizona towns could see an influx of California residents whose homes were damaged or destroyed in the recent wildfires, he said, citing the Grand Canyon State's desirable weather and lower taxes.

He noted that luxury homes in Scottsdale typically sell within 60 to 70 days. Zaidan said he's all but certain the buyer will pay cash and use the property as a second or third home.

"I'm selling a lifestyle; the home sells itself," Zaidan said. "It will be an escape, a good place to park their Ferraris."
