It was a busy year for the Washington, D.C.-area housing market, but a handful of luxury residential property sales stood out.
According to Homes.com data, seven houses in the region have sold for more than $10 million so far in 2024. And three of them are new builds. The metropolitan area, as designated by the federal government, includes Washington, D.C., and its suburbs extending through Northern and Western Virginia, as well as parts of Maryland.
Of course, another big transaction could close before the year ends, but these are the most expensive home sales in the D.C. area this year.

The priciest sale in the D.C. area this year was a newly built waterfront mansion known as “The Cliffs.”
The nearly 40,000-square-foot mansion was built by Roger Mody, a partner with Monumental Sports and Entertainment, a brand that owns several local sports teams, including the Washington Capitals and Washington Wizards. By the time the eight-year construction period was completed, the owners were empty nesters, so they decided to sell without ever living in the house.
The property includes panoramic views of the Potomac River, a full-size basketball court and a 22-car garage.
“It was really exceptional in every way,” listing agent Mark Lowham said in an interview following the sale.

The deal for "The Cove," a 2,000-acre property nestled in the foothills of the Blue Ridge Mountains about 60 miles from D.C., was the second-most expensive home sale in the region this year.
The property includes a more than 20,000-square-foot house with eight bedrooms and 11 bathrooms, as well as a pool, a home theater, a gym, 10 fireplaces, a 3,500-bottle wine cellar and two ponds, according to a listing on Homes.com.
Listing agents Kathryn Harrell, Robert Hryniewicki, Adam Rackliffe, Christopher Leary and Micah Smith of HRL Partners at Washington Fine Properties described the home as "the ultimate private oasis steeped in luxury for the discerning buyer seeking a personal resort or the opportunity for a family compound."
"This private retreat offers something for everyone," they wrote. "There is the option to build additional residences or create possible tax credits with conservation easements."

An equestrian estate known as Bolinvar on more than 300 acres in Loudoun County was the third-priciest sale in the D.C. area this year and the most expensive home sale in the county this year.
The property includes a more than 10,000-square-foot stone manor, a heated pool, gardens and horse stables. Its location in the Virginia countryside, known as Hunt Country, is being touted as a desirable location for luxury buyers seeking an escape from urban living.
The buyers of Bolinvar were attracted to the acreage and equestrian facilities, their agent Debbie Meighan said in an interview at the time of the sale.
"They didn’t think they needed as big of a house as this," she said. "But after looking at a bunch of things that were on the market, this really was the ideal one for them.”

A 17-acre property known as Wildersmoor House was the fourth priciest sale in the region this year. The estate is complete with an eight-bedroom, 16-bathroom house, an indoor swimming pool, a billiards room, a fitness room and equestrian facilities.
The sale also marked the most expensive residential sale of all time in Great Falls, Virginia, listing agent Daniel Heider said on Homes.com.
In an Instagram post about the sale, Heider said his team used innovative marketing, including a partnership with jewelry brand Cartier to sell the luxury property.
“Wildersmoor House isn’t just a property; it’s a testament to visionary collaboration and dedication,” he said. “We are deeply honored to have partnered with our esteemed sellers on this remarkable journey, leading to this landmark transaction.”

The sale of a historic row house in the Georgetown neighborhood was the only transaction within the Washington city limits to make the list of priciest sales this year.
The nearly 220-year-old house with six bedrooms and eight bathrooms was renovated in 2018. While its exterior maintains its traditional style, its interior has a more modern look that earned several local awards.
“Not every remodel is the same and the same quality, and this one blew my socks off,” agent Will Thomas said in an interview following the sale.
“It's like you're stepping into this historic home, and then you're going through this time machine into a modern aesthetic that still embraced all of the great architecture of the house," Thomas said.

A five-bedroom, 11-bathroom house built in 2024 sold was the fourth-most expensive residential deal this year.
The more than 11,500-square-foot residence includes all the hallmarks of luxury living: a sauna, a home gym, a library, a home theatre, multiple fireplaces and a game room. The 1-acre property also includes a preserved redwood tree dating back 50 years.
Listing agents Jack Shafran and Dean Yeonas boasted about the home’s eco-friendly architectural features in a listing on Homes.com.
“The finishing touch is an Englert Slate Grey Standing Seam Metal Roof,” they wrote. “This ‘cool metal roof’ plays a pivotal role in energy efficiency, is low in maintenance and has a service life of 50 years.”

A third newly built house in McLean made it into the $10-million-plus sales club in 2024.
The house built by Buchanan/Price Homes took three years to complete, listing agent Jeff Price wrote on Homes.com. It sits on a quiet cul-de-sac in a highly sought-after neighborhood.
The property contains six bedrooms, 11 bathrooms, a second kitchen, a home theater and a gym.
Price said the home is “the perfect blend of refined contemporary elegance and timeless sophistication.”
“A rich palette of natural finishes create a warm and inviting ambiance,” he wrote.
