North Quarter serves as a transition between the high-rise offices in Orlando's Central Business District and the relaxed lakeside vibes of Ivanhoe Village. This small community consists of apartment and condo complexes that, while not as towering as those on the Central Business District’s skyline, still contain hundreds of units and ground-floor businesses. If residents get tired of walking to bars and restaurants in their neighborhood, they can quickly get to concerts and clubs in the Central Business District, as well as eclectic shops in Ivanhoe Village.

The cost of living in North Quarter’s condos

Mid-rise condo and apartment complexes dominate North Quarter real estate. Large condo communities often come with long lists of amenities. For example, Park North at Cheney Place has two pools, two gyms and a dog park. Meanwhile, residents at Uptown Place can stroll through botanical gardens on the way to the pool and have brunch with their neighbors once a month. “In the North Quarter, you have a lot of complexes for young business professionals,” says Nicole Rader, a Realtor at Mainframe Real Estate with experience in the downtown area. “The condominiums are a little smaller, but more affordable.”

One-bedroom condos sell as low as the upper $100,000s, while two-bedroom units can sell in the upper $200,000s. Communities typically charge homeowner association fees that total hundreds of dollars per month.

Walk to dinner, craft beer and art studios

North Quarter’s compact layout and plentiful sidewalks make it easy to walk around. It takes less than 10 minutes to walk from the condos on the west end of the neighborhood to the shore of Park Lake on the east side. Along the way, you may pass some North Quarter establishments including:

  • Reyes Mezcaleria, a Mexican restaurant with 150 agave-based spirits
  • Gravity Taproom, a tavern pouring more than a dozen craft beers
  • Los Tres Golpes, a quick-service Dominican eatery serving sandwiches and bowls
  • Faith Arts Village Orlando, a motel converted into a collection of artist studios

Walk, bike or drive to jobs downtown

Just across East Colonial Drive is the Central Business District. During the day, tens of thousands of people work in the downtown neighborhood’s office buildings. At night, crowds flock to bars and nightclubs until 2 a.m. The Colonial Overpass provides an off-street path for pedestrians and cyclists to go from North Quarter to the Central Business District. You can drive there in about five minutes or catch a free Lymmo bus along East Colonial Drive and arrive in the Central Business District in less than 10 minutes.

Lakefront fun, Michelin-worthy cuisine and events in Ivanhoe Village

To the north, the shops, restaurants and bars of Ivanhoe Village line North Orange Avenue. This lakeside neighborhood, one of the downtown area’s trendiest commercial districts, is a walk or bike ride away from North Quarter. Examples of things to do include:

  • Paddleboard or kayak across Lake Ivanhoe.
  • Dine on Michelin Guide-recognized dishes at The Pinery.
  • Bring your dog for drinks and live music at The Lucky Lure.
  • Browse shelves of vinyl records, cassette tapes and CDs at Rock-n-Roll Heaven.
  • Have a glass of wine while shopping for rare furniture at Washburn Imports.
The Ivanhoe Village Main Street district often puts on neighborhood events, such as Virginia Drive Live. Three times per year, the event turns Virginia Drive into a row of musical acts and vendors selling vintage clothes, barbecue, candles and more. Ivanhoe Village also draws people from surrounding neighborhoods when it hosts Jingle Eve in December. “Last year, we estimated 8,500 people were in the district, as well as a sold-out wine walk,” says Allex Englett, executive director of Ivanhoe Village Main Street. “Whether you are a resident, business owner or local tourist, it’s a really cool event.”

Highly rated public and private schools nearby

Most of the public schools students can attend are in nearby College Park. For example, high schoolers may go to Edgewater High School, a highly rated school that’s home to the Center for Future Educators magnet program. North Quarter also neighbors Park Lake Highland, home to Lake Highland Preparatory School, a highly rated private school with a reputation that extends across the Orlando region. “People will drive over an hour to go to that school,” Rader says. In addition to campuses for elementary, middle and high school-aged students, Lake Highland Prep operates an innovation center with a robotics lab and digital design studio.
