She takes the time to get to know her clients, their personal favorites about the home they are selling, and goes through the process like a tutorial to make your home shine for sell. Her price point data research was spot on. She offered advice on what could be done to add value to the property and what should not be done preventing us from spending inefficiently. She personally invested in the sell of our home by hiring a professional photographer for photographs again advising us on how to stage the home for best photo ops. Prior to listing she notified area agents of the coming soon status in this hot market and scheduled a successful open house. Though she gave us a realistic expectation that our home was at a price point that may take longer to sell, it was a done deal within 72 hours. She broke out the bottles of wine at closing as a final touch. Start to finish, our experience with Cheryl Yates was extraordinary! 👍🏻🥳👏👏👏

I was prepared to be unimpressed at our interview, but Cheryl blew both of us away with her professionalism, attention to detail, and the massive amount of preparation she put into researching our home value. Her research indicated we should list $50k above what another agent suggested and after reviewing her data, we went with her suggestion. The house was under contract, with a backup, within 10 days! She has been proactive and very responsive throughout the listing process and all the way to closing. We really couldn’t ask for more from a selling agent, and if I were staying in the area I would absolutely work with her to help me find the right new home!

I worked with Cheryl Yates to sale my rental property in Martinsburg, West Virginia. Cheryl is a consummate professional and a joy to work with. She was one of three agents I’d interviewed. When I met her, I immediately felt comfortable with her. After we walked my property and discussed my goals, I was confident that she was someone I could trust to handle the sale of my property. I was so impressed with Cheryl that I gave her the listing on the spot!

From the beginning, Cheryl made me feel like selling my property and looking out for my best interest was her top priority. I live in Maryland, an hour away from the property that was being sold. Cheryl made it easy for me to schedule contractors to handle various projects around the house. She kept me informed of progress and kept me calm whenever I started to panic.

Cheryl did an amazing job with listing the property, so much so, that I had 12 viewings the day the listing went live! I received numerous offers and Cheryl was great at explaining to me what each offer meant to me and my goals. Cheryl was with us the whole journey in relocating from MD to WV. Our home in Ellicott City sold quickly just prior to the Covid 19 response. The market changed overnight and a sellers market ensued. We were temporarily living with our Son near Frederick. We wanted to downsize into one level living, we needed a big garage for the toys and we wanted unrestricted land. That scenario meant there were even less homes that checked our boxes to choose from. Cheryl stuck in there with us as we rushed the 1st day a home came on the market in the Eastern panhandle to see it and evaluate it and place a contract. Cheryl Yates has sold two homes for us, both with stunning results.

We listed our first home with Cheryl on December 30th, 2019. It hit the MLS on January 3rd. We had two showings, one resulting in a purchase offer on January 18th. We closed on February 21st. 15 days to get a purchase offer. 34 days to close.

We listed our second home with Cheryl on July 3rd, 2020. It hit the MLS on July 6th. We had 25 showings in the first TWO days. We received FIVE offers on the THIRD day, after Cheryl issued a “highest and best notification”. We closed July 22nd. Cheryl sold our second home in 15 days. Let me repeat that. Three days to get five purchase offers. 15 days to close.

Cheryl's results were simply stunning. She was helpful every step of the way.

Cheryl was very helpful by showing me house's in my price range. She never tried too pressure me too go over my range in house's, she would say lets keep looking. When I found my house she took me step by step of what would be next. I had a little trouble with my lender so Cheryl took over by letting me know what I should've had done by my closing.
