I recently purchased a retirement cabin in Pine, AZ with the professional help of Clark Jones from ERA Realty. Since my home is in Texas, I needed someone I could trust to guide me through the search and schedule appointments that would work within my travel schedule and the availability of the sellers. Clark spent quality time on the phone with me prior to my first visit so he could be familiar with my likes and dislikes. On my first visit, he scheduled time to drive me around the various communities surrounding Payson so I could get a feel for the character that each has to offer a new resident. Because he has been a long time resident in the Pine and Payson area, he was extremely knowledgeable about the locations. He showed me properties that met the basic criteria I outlined in our initial discussion. It was clear to me that it was important to Clark to have a good understanding of my needs. He did not rush me at any point in the process and always insisted that meeting my needs was his primary goal. I located a property that was advertised for sale by owner and was concerned that Clark may not be able to help me with the purchase. To the contrary, he was completely willing to work with the sellers to negotiate the best deal for me and to ensure that my purchase was protected as it would be with any property listed with a realtor. The sellers at times were difficult and their approach made the entire process more challenging. Although I became frustrated at times, Clark remained professional and calm throughout the entire process. When presented with a disclosure about the property that may be a concern, he fully explained the issue and my options. Because he has been a local realtor for many years, he was able to recommend professionals in the various trade industries who could help me with the inspections and necessary repairs resulting from the seller’s disclosure. Days before closing, Clark recommended that I complete a final walk through of the property. Although I didn’t believe there was a serious need, I followed his professional advice. The sellers had left the property in a less than desirable state, had removed appliances that were contracted to stay with the property and had attempted to conceal the odor from a dead skunk that had been inadvertently locked into the crawl space by the sellers during their move. Clark was able to provide contact information for someone in the “critter removal” business and once again outlined my options to proceed to closing or cancel the contract. Although there were times I considered withdrawing my offer to purchase, we ultimately were able to get through to closing with a less than cooperative seller. Throughout the sometimes trying process, Clark’s experience protected my interests and he negotiated an outstanding purchase price with adjustments for disclosures that were not initially identified by the sellers. Even though I will invest in some updates to the cabin, the appraisal value of the property will considerably exceed the purchase price and updates. Although the sellers would have preferred to complete the sale without the involvement of a realtor, I would have been much less likely to have identified issues or to have negotiated the final sale price in Clark’s agreement. His professionalism and knowledge of the real estate market provided a sense of security for me that ensured my interests were protected. I would recommend Clark to anyone who needs the knowledge of a local resident, the knowledge of an experienced realtor and the patience of a true professional to bring your real estate purchase to a successful closing. From helping us find the right financing to recommending highly professional inspection services, you had this thing wired every step of the way. Also, your quick response in drawing up our offer and submitting to the seller’s agent allowed us to come out on top in a process that saw multiple offers for this property. Your attention to detail also helped us close escrow early so that we could plan and take care of renovations to the property prior to moving in. Having recently retired from a SoCal Aerospace Corp., and listing our residence in Orange County, we decided to look in the Payson, Az. area for a home. In October, 2002, my husband and I were referred to Mr. Clark Jones, REMAX Paradise Pines Realty in Payson, AZ. We had been going through a difficult sale and after falling out of escrow once and beginning another, unpleasant experience, in California, we were not looking forward to similar problems in another State. We met Mr. Jones and were pleasantly surprised. We spoke to him on the telephone and explained that not being from the area, and being somewhat skeptical; we were going to have to trust his judgment as far as locale, price range, etc. When we arrived at his office he had put together a full day's outing and told us that he would be available for the duration. Both my husband and I found Clark to be extremely personable and immediately felt at ease in his company. The first home we looked at seemed perfect to both of us, yet Clark insisted he had more and felt he would be doing us an injustice if we didn't keep looking. After looking at each home, and comparing it to the first, Clark would suggest going back before making a decision. After searching all four points of the compass, Clark suggested we have one last look and break for a late lunch. We agreed to meet him at his office later that afternoon. It seemed that Clark's instincts were right on the money. He knew which home we wanted and which area of town suited us best. We made a bid that day and headed for California, knowing we had found our new home. The following day, we received a phone call that our offer had been accepted and escrow would open immediately. Our major concern was the fact that living in California, how would we take care of inspections, utilities, and most of all be able to close escrow on our residence still in escrow and be able to close escrow on the home in Payson. We continued to have problems with the sale of our home in California, yet Clark insisted on handling everything concerning our Payson escrow. He was constantly in contact not only with us as to the progress of the escrow he had taken over for us but began to see the difficulties we were having in California. He was extremely diplomatic in his advice to us as not to step on toes with our agent in charge of the sale of our property. We closed escrow on both properties and moved to our home in Payson. There is absolutely no doubt in our minds that if we hadn't met Mr. Jones, we would never have been able to make the transition. After moving to Payson, Clark periodically calls just to see how we are adjusting and to offer any assistance we might need.
