A few months ago, I was tasked with undertaking the sale of my parent’s house (the very house that I’d grown up in). To me, the house represented all things good and solid. It was built new for my parents in 1956, long before shortcuts in construction were taken and before building materials were mass produced. My father maintained it with only the finest of products and methods.

My realtor was Deborah Ridolfi of Pavlik Realty, Prospect, CT. A consummate professional and 5-Star Realtor Award recipient (for 15 years running), Deborah proved to be highly knowledgable, emotionally supportive, and a savvy negotiator.

Most impressive is Deborah’s extensive overall knowledge of dwelling construction, prevailing land/site topography, and overall property evaluation. Her abilities far exceed that of most of today’s realtors. With the acumen approaching that of a professional home inspector, she delicately pointed out potential problems with the property (brought on by the ravages of time) that that may hinder the sale. She gently exposed the faults that that needed to be rectified- things that I had failed to realize or was otherwise too blind to see. These inherent negative factors in the property (wet basement, overgrown tree limbs, etc), although looming large for me, constituted no more than common issues that Deborah has encountered and routinely mitigated many times in the past. Deborah knew that some of these issues would have to be resolved by me. She also knew that some of these issues could be skillfully negotiated away. More importantly, she could strategically differentiate “which is which”!

Most all real estate transactions are fraught with client emotions, market fluctuations, banking/mortgage factors, time deadlines, and contract negotiations. This transaction was no different - it involved all of the above. Deborah was well aware of the current swirling market trends and economic indicators, as well as the timing of such. She is quick to point out oversights or shortcomings in attorney derived contracts. She will read every word. She seamlessly negotiated these waters for me with as much care, concern, and professionalism as she has for countless other clients over the decades. She is of the highest ethical calibre. How do I know, you ask? ….Because she is not only a “5-Star Realtor”, she is my “5-Star Wife”!

We met with Deborah & she give us guidance as first time sellers to do a few things around the house that would help us net our highest dollar.
Deborah helped us with home inspection issues that came up & allowed us to move forward without having to put upfront funds into repairs.
We also had a great attorney that she recommended to help with our sale when we had to leave the state before the closing.
The property went under contract fast & above our list price, then closed in less than 60 days.
Deborah's knowledge of the Real Estate market was a great value & protected our interest throughout the process of selling our home.

As a realtor myself in California I knew CT laws were quite different from what I knew and I would need someone I could depend on. Our last real estate transaction was in 1989 so we had no idea what things were like now. Her advice and guidance were invaluable to us not only in purchasing our new home, but selling our existing home. We bought a home we never thought we could buy and sold our old home. Deborah is truly one of a kind in her profession. It’s hard to summarize her work in a few short words but her market knowledge, calm demeanor and experience can make an overwhelming process out to be very exciting and even fun! Her experience in this industry saved me a significant amount of money as she was quick to see warning signs of potential future issues and provide advice on whether or not to move forward on certain properties. Being a first time buyer, I would have been completely lost without her. I knew she was just as invested as me in the process when she climbed up on the stacked washer/dryer in heels and a suit to check out the attic. Deborah is absolutely amazing. She guided me through the purchase of my condo and sale of my house with professionalism, knowledge of the market and all the intricacies of searching for the right home, selling the home I loved, mortgaging, marketing and negotiating. She was always one step ahead of everyone else and looked out for my best interest throughout - up to and including the flood in my house on the day of closing. She always stayed calm and kept everyone else calm as well. I would highly recommend Deborah because whether you are buying or selling you need someone on your side who has the experience and expertise that she has. I know now, that there are many times I would have miss stepped or made mistakes if Deborah had not been there to guide me. The process is very complicated and not something we do everyday so it is easy to assume you know what is best when in fact it is not. I can't thank her enough for all she did on a daily basis throughout the process. An unlike may of the other professionals I worked with, she answered every call and text promptly, which in itself, is reassuring.
