The servicing company representing the mortgage holder, was very unrealistic about the fair market value and were reluctant to write the value down to a realistic figure even though the property had been offered for sale for nearly six months without completing a deal. Jack was very knowledgable as to what steps had to be taken in getting them to a realistic number. We enjoyed working with Jack because of his expertise concerning short sales and his knowledge of comparable properties in the Subject Neighborhood. We just recently purchases a house in California and Jack was not even our agent (the sellers agent), but yet, he went above and beyond any expectations in helping our deal close in record time! It was a win-win for both parties. Since it was a short sale, he personally pushed the papers through all of the red tape in order to make this happen. During the process, when/if we had any questions about the property or the area that our realtor couldn't answer, he always responded in short order. Then after the deal closed, he didn't disappear from the scene, but rather, continued to check in with us to help in any manner he could (eg., recommend local contractors for repairs, provide advice on home improvements, etc.). During our first meeting, Jack impressed me with his outstanding knowledge of my area -- it happens to be his area too since he only lives a couple of miles away. During that meeting he supplied me with copies of numerous comps and other useful information. He also volunteered to take the listing at a lower than standard commission, which proved to save me a good deal of money when the escrow closed.
