If you are looking to buy or sell real estate --- I cannot recommend Kate highly enough. She is down-to-earth, knows her stuff, and is a great communicator.

Kate and I met at a non-profit event that she was volunteer emcee-ing at and I reached out to her afterward to inquire about whether she could do some research on a property that I had inherited. The property was oddly shaped, in a rural area, was inhabited by wild critters, and had a dilapidated mobile home on it. I had asked several realtors and auctioneers over the years for assistance and no one had taken an interest so I was not expecting much, but Kate responded with an enthusiastic "YES!".

Kate saw an opportunity and vision for the property and ran with it... If you want a realtor who doesn’t solely focus on flashy listings and will do some serious legwork for even the weirdest plots of land, call her! She knows her stuff, is great at thinking out of the box and has a network of folks who are great assets to her business, as well. I will forever be grateful for her months of hard work, her optimistic attitude, and her willingness to negotiate even when negotiations were unnecessary. She is the real deal!

I sold a piece of land and gained a wonderful friend in the process. Thank you, Kate!

In October 2023 we met with Kate McGwire to plan the sale of our home.Our plan was to sell our home and go into individual care provided at a senior care facility . Kate was with us all the way and on March 1, 2024 the For Sale sign went on the house. By noon the following day we had an offer that exceeded our asking price. Kate and her staff kept all the paperwork up to date as needed and completed the sale on March 26,2024. Our thanks to Kate and her staff for the swift completion of the sale of our home.

Amazing͏ and knowledgeable!
Our old real estate agent had retired so when we decided to downsize we needed to find an agent. I had read so many positive reviews of Kate, and it is with good reason that she is so highly recommended. I sent her an email with some questions about a property we were interested in and she replied promptly, and had answers for us quickly. She showed up well prepared, worked hard to get us the property, and closed quickly. She was always well prepared and professional while also being very personable. She just all around an amazing agent and we were so lucky to find her. We plan to use her again, and I would not hesitate to refer her to all my friends and family!

Kate McGwire made my home selling experience smooth and easy. I would recommend Kate McGwire to anyone looking to buy or sell a home. From the first minute I hired her, Kate jumped into the project with enthusiasm. She demonstrated excellent knowledge of the current housing market situation, and based on comps and other factors, chose a price point that ended up being spot on. She gave great advice on what I needed to do to get my house market-ready. Her marketing of the property was top notch using multiple online platforms. She kept me updated on the process with daily emails, texts or phone calls. I always felt I had the latest information. That made selling my house so much less stressful. It took only six days to receive a solid offer and accept it. Kate handled the negotiation with class and professionalism. Throughout, she explained the complicated paperwork and legal forms in an easy to understand way. Would give 10 stars if I could! This was my first home buying experience and I knew from the start I was in good hands with Kate. She took the time to get to know our needs, and never once was pessimistic that we would find something. She was also extremely communicative, and was always super fast to be able to meet up to see any house we were interested in. Kate was also did such a good job explaining every part of the process to us. I never felt like I was asking too many questions. I always felt like I was aware of what was going on and what the next steps were.

More than that, I feel like I can still ask questions, even though we've closed. I know Kate is in my corner for anything I need, even though were no longer looking for a house. Absolutely cannot recommend Kate enough!

Wow! That quick and easy... When we initially met with Kate, she asked few questions about our buying and selling experience, what our expectations were and few other things regarding the property. A day or so later she presented the sales plan, a market analysis and the listing price. She was right on the mark. Once the property was listed, it was sold in less than a week. Easy as that. Kate McGwire is the Best Agent I’ve ever had. Kate’s knowledge of selling real estate is phenomenal. She nailed the price, she knew what to do to prepare for showings, and her timing to put the house on the market was perfect; we got three offers at or above our asking price in TEN (10) HOURS!

After we accepted an offer, her office continually kept us updated on what was going on with the sale and what we needed to do for closing. The closing went as smooth as silk and the proceeds cleared our bank that day!

After having gone through at least a dozen house buyings and sellings, our experience with Kate McGwire was by far the best. She treated us not only as a friend but also in a truly professional manner throughout the process.

Kate has done an awesome job selling our house. She is very knowledgeable, informative, and supportive. When the original offer fell through due to loss of financing, Kate got a stager in the house to make it look beautiful as we had moved out. She fought for us to keep our earnest money. She did multiple open houses. Kate made 2 amazing videos to market the house. When we met with Kate for the first time we were very impressed with her professionalism and knowledge of the current market. Another thing that excited us was the way she promotes and gets her self “your home” in front of everyone!! It took a little over a week to get our first offer. When that one fell through, Kate didn’t hesitate and was able to get another, more solid, offer within 4 days. From beginning to end, Kate was there for us! She made sure we had the right homes to look at for our budget. When it came time to tour the homes, even adding a few the morning we went out, Kate had them all arranged to be seen in an organized and timely manner. We were able to put in an offer that same day and was accepted. That was just the beginning. Even though we had pre approval, the interest rates jumped on us, so we had a challenge with the lender. Even though Kate went on vacation for a week, she made sure the lender and us stayed in communication for every change or request asked of us. We had to extend the closing date a week, but if it wasn't for Kate I'm not sure we would have been able to stay in the game. We had almost given up. Thank you Kate for helping us through this and getting us into our new home.

Friendly, Helpful and Responsive
Working with Kate was the BEST experience during a very hard time for our family. Kate was so supportive and helpful when I had to sell my Dad's home after he passed. Her knowledge of the market in the area and quick action to get things done helped the sale to go smoothly.
As we came across stumbling blocks, Kate was on it to get things done, almost before I even knew about the issues! She has great contacts for repairs and inspections that needed to be done.
It was a miracle that the house closed very close to the scheduled closing date and it was because of Kate's positive attitude and hard work.

Easiest house sell and purchase EVER!!
This is the 2nd home we’ve sold and 3rd house we’ve bought (first time using Kate) and I can’t even find words to explain how easy this whole process was and it was all because of Kate! She handled so many obstacles “behind the scenes” that we didn’t even know about until after closing! The detail she puts into every step, from the first meeting when she presents a binder full of “homework”, to the very professional photos, to last signature, she has every handled every little detail. She was quick to response to our phone calls/texts and had an answer for every question we had asked because she had already done the research prior to calling us back! My wife and I loved working with Kate for the sale of our home. We cannot recommend her more highly. She made a turbulent ride during the time of Covid as smooth as possible. She is a wonderful communicator and a joy to work with.

Kate went the second mile in the journey to sell our home. She was always positive. Whenever we asked her a question--even if it was one we'd already asked mulitple times--she quickly responded and always with a smile. We never felt like we were imposing upon her which has not been our experience in other home sales.

Great help for out of state buyer
Kate is great! I was not in the Boise area when looking for a home. Her availability to go visit homes with my family when I was out of town made no slowdown to the general searching process.
When it came to my offer being accepted, Kate gave me great advice which ultimately separated me from the other, higher offers.
Overall Kate made the process very efficient, and at my pace. She is very knowledgeable to the area and extremely personable. I would recommend her to anyone.
