West Boise blends suburban life with popular malls and highway access

Tucked between Downtown Boise and the nearby cities of Meridian and Eagle, West Boise is one of the region's more affordable neighborhoods. While it's more suburban than other parts of town, you don't have to go far for errands or attractions. The Village at Meridian and Boise Towne Square are large shopping centers with a mix of shops and restaurants. Parks range from developed green spaces with amphitheaters and playgrounds to natural areas where you can spot wildlife and enjoy a peaceful stroll. Major highways like the Boise Connector keep residents within quick reach of major employers and other destinations in the Treasure Valley.

Home styles range from ranch to New Traditional at varied prices

Ranch-style, split-level and New Traditional homes from the late 20th century are most of what you'll find in West Boise. There are also some townhouses and manufactured homes, but they're not as common as the other styles. The area is largely suburban, with quiet streets, sidewalks lining the roads and trees dotting the front yards. As far as prices go, West Boise offers buyers a chance at a comparative deal. "I feel like it's an island of moderately priced homes. Eagle's median is well up in the 9s, and Meridian is super high, too," says Sarah Libengood, a Realtor at Keller Williams Realty Boise with over a decade of experience. "Here, you can find homes priced 4, 5, 6 or 700,000 pretty easily." For comparison, the median sale price in West Boise is $445,000. Specific prices vary depending on the type of home you're looking at:

  • Most single-family homes cost between the mid-$200,000s and upper $700,000s.
  • Townhouses are often priced between the mid-$200,000s and the mid-$400,000s.
  • Manufactured homes range from the lower $20,000s to the lower $300,000s.

Plenty of shops and restaurants on each side of the neighborhood

Errands are easy, with shopping centers scattered throughout the neighborhood and two large malls on either side of the community. "I think most people in this part of town would go over to The Village," Libengood says. "There's tons of restaurants over there, tons of shopping." The Village at Meridian is a large outdoor mall with stores like Barnes & Noble, Burlington, Urban Outfitters and Loft. It also has a CinemaWest movie theater and restaurants ranging from pizzerias to sports bars. Head over to the neighborhood's east side, and you'll find Boise Towne Square, with anchor stores like Dillard's and Macy's. For groceries, stores like Albertsons and WinCo are located on several main roads in the area. There is also a Boise Co-op Market in the Village offering locally sourced and natural foods.

West Boise parks support hiking, sports and birdwatching

Living in West Boise puts you near several parks, which get a lot of use. "Boise is a very family-friendly town, so more often than not, you'll see kids in the parks. Especially if it's spring," Libengood says. Some recreation options in the area include:

  • Julius M. Kleiner Memorial Park, which has an amphitheater, sports courts, playgrounds and a fishing pond
  • Hyatt Hidden Lakes Reserve, offering 53 acres for bird watching and hiking through wetlands
  • Fairmont Park, a small neighborhood park with a playground and swimming pool
  • Charles F. McDevitt Youth Sports Complex, which has baseball fields, a fishing pond and a skate park

Students have access to two highly rated school districts

Neighborhood students are split between the West Ada and Boise school districts, which are two of the top-rated districts in Idaho. West Ada offers advanced programs like STEM-focused elementary schools, and career and technical education courses in a variety of industries. The Boise School District partners with local universities, like Boise State and the University of Idaho, to offer dual enrollment courses. Students can also explore magnet programs or apply for enrollment outside of their district.

Easy drives to downtown areas from West Boise

While West Boise is further from downtown than many other neighborhoods, the commute is still not bad. "It's actually a really easy drive. It's anywhere from 15 to 20 minutes," Libengood says. Downtown is about 7 miles away via Fairview Avenue and the Boise Connector. If you're commuting into Downtown Meridian, your drive will be about 5 miles along Fairview Avenue. Some major employers are even closer, like HP, which has offices in the neighborhood on U.S. Route 26. Libengood adds that the community's grid layout makes it easy to navigate once you become familiar with the intersections.
