I have utilized Susanne Henderson as both a buyer and a seller and would highly recommend her for your real estate needs. If you are looking bullet points: strong negotiator, thorough, does not show your cards, and will look out for your biggest investment, considers best return on investment.

On the sellers side: My husband desired to utilize an agent from a "larger company" that claims to have additional marketing capabilities. Unfortunately, the policies one company in particular had meant I would lose 14K in my deal, having to bring most of that to the closing table. For most of us, that is not something that can easily be accomplished. The agent released me from the agreement and did not tell me I could seek a new buyer. After consulting with Susanne, I agreed to give her a fast time-line because my savings was dwindling. She was able to secure a buyer within my timeline and the home was under contract almost immediately and closed on-time. Additionally, the buyers agent was not available to show the home, so she showed it on their behalf. She was VERY thorough, making only needed recommendations that would gain value VS the other agent that had us do over 6,000 in time-consuming repairs that did not end up adding value to the appraisal. Lastly, I didn't have to lift a finger on dealing with contractors, etc. for repairs negotiated in the PICRA, she handled all of that and I just wrote the check. Selling your home is a highly emotional and difficult process and she removed everything she could from my plate.

On the buyers side: Susanne put me in contact with a fantastic lender that encouraged us to get fully qualified (not just a pre-qual). Initially I did not see any properties that I wanted. I made an offer on one, which was beat out, but Susanne reminded me that these things always end up working out and there's a reason. She was right! We located a house we wanted that was a foreclosure. She obtained a letter from the lender specifying my offer price only, so they didn't feel as though they could force my hand at paying more than we decided. Our offer was accepted. Our foreclosure purchase closed on-time with a 28 day close, which is unheard of for a foreclosure. She made sure that she trusted everyone but verified the information with vendors she knows and trusts.

If you are looking to sell your home, use Susanne to get top dollar in your pocket. If you are looking to buy, this market right now is crazy and she can help put the best offer in for you possible by analyzing the package deal. Do yourself a favor and give her a call.

Susanne is a pleasure to work with! She kept me up to date throughout the whole selling process. If I had a question or a concern, she always responded promptly. If there was a repair that needed to be done quickly she always had a connection that could do quality work. She has a great ability to steer you through what needs to be done to maximize your sale versus what you think you need to do. She saved me a lot of time and money on needless work. It is a comfort to know that Susanne is a person that will give you an honest answer, even if it is not what you want to hear. I would definitely work with her again in the future if the opportunity arises.
