Phil was amazing to work with. I was a first-time home buyer and he helped me at every step along the way. What I liked most about Phil was that if he wasn't sure about something, he would tell me so. There were a lot of unknowns during this huge shift in the market due to the pandemic and the interest rates rapidly increasing but Phil helped reassure me and gave me excellent advice. We even had an offer accepted that was under asking! I would work with him again in a heart beat, but I'm pretty sure that he found us our forever home.

Marian and Phil Rutt are consummate professionals: well-informed, proactive, understanding of your needs, always available, and not pushy with their clients. They're aggressive when they need to be -- in getting you the deal!! Plus they're some of the nicest people out there. We were in a bidding war for our house, and Phil thought of a creative way to win the bid that wasn't just overbidding everyone else. We were delighted. Then we met Marian, who represents sellers, and what a joy that has been! She's an experienced, intelligent business woman who knows her way around and is really well respected in the community. She'll definitely listen to your needs. You can't go wrong with these two! I recommend them highly.

The Marian Rutt Team is an extremely professional, courteous, and helpful real estate Team, to just list a few qualities. Right from the start of our home selling experience, Marian and her team did everything they could to make the process as simple as possible and help us achieve the best sale/deal that we could.

In home consultations and staging helped to get the house ready for sale and make it attractive online. How the home was presented online I believe helped it sell quickly and above list price and I would attribute this to Marian and her team's excellent understanding of the real estate market today and what a prospective buyer is looking for.

Our realtor inTennessee gave us Phil Rutt's name when we were relocating to this area. We wanted to live in Lancaster county but as everyone knows, the market is ridiculous. Phil did an amazing job and he advised us to change our parameters. As soon as we did, more houses opened to us and we were able to close on the house this week.

We can't say enough good things about Phil, Marian, and the entire team. From our initial call through closing, Phil was amazing! He heard what we were looking for and found excellent houses for us to look at in our price range and the area we were looking at, arranging appointments to allow us to maximize our travel time. Once we found the right house he walked us through every part of the offer, inspection, mortgage, and closing process, going above and beyond over and over again. Phil's advice on local pricing, practices, contractors, and even stores and restaurants in the area has been invaluable.

Between my husband and I, we sold 2 and bought 2 homes with this team. I cannot say enough great things about the Marian Rutt Team, and I will never use anyone else! I recommend them to anyone about to purchase a home, especially a first timer.

Marian is attentive, high-energy, and realistic. Both of our homes were on the market for record-fast times - my husband's sold in 10 hours, mine sold in 5 days. And there's a reason for that. She came in ahead of time, assessed what we should fix before listing it. We de-cluttered, made the requested repairs, and then the best part - the STAGING happened!
Her stager used whatever furniture and art we had on hand, then added some of her own. Staging truly is a game changer when it comes to getting the buyer you want. It takes a little more work up front but we both got asking price.

Marian explained the selling process each step of the way. She was always there to answer my questions via email or phone. She truly made the process easy and I love her energy.

Phil has a wonderful personality for helping you find a home to buy. He is thoughtful, considerate, dependable, and I never felt like I was an inconvenience even though my first home took 4 YEARS of off-and-on searching. I hope he never has another client like me (for his sake), but he never made me feel bad about it. I found a beautiful, affordable home as a single parent, but needed to sell a year later to accomodate my husband and new blended family. So now we have our dream 5 bedroom home and that process was great with Phil - he advocated for us and negotiated with tact on our behalf.
