OMA’s first residential development in New York City
Completed in 2016 by OMA, the architectural firm founded by Pritzker Prize-winning architect Rem Koolhaas, 121 East 22nd Street is a glass-clad, 18-story high-rise with an eye-catching facade that stands out from the other prewar, sand-hued properties in the area. Located in Manhattan’s Gramercy Park, the two-tower condominium features a series of inverted, triangular corner windows outlined with dark, textured concrete, in a captivating design led by architectural partner Shohei Shigematsu. International architecture buffs may also recall hints of this dramatic design cue from the firm’s Galleria building in South Korea, which blended a Brutalist-like, urban stone facade with a sequence of winding, geometric bursts of glass. The New York City complex technically straddles two neighborhoods, both Gramercy Park and Rose Hill, and is the first residential project for OMA.
Two residential towers with a central courtyard
Residents enter the lobby in the South Tower on East 22nd Street and continue through a glass-enclosed walkway to reach units in the North Tower. “You have the North Tower and the South Tower,” explains Edward Hickey, a real estate agent with Compass. “It’s a Toll Brothers development and the level of finishes for their earlier properties was not as high as this one. It appeals to a downtown buyer who wants a really high-end, amenity-driven building.” These stellar spaces include a children’s playroom, a swimming pool and a furnished roof deck with an outdoor kitchen. In total, there are 140 units, but since the development is divided into two towers, it doesn’t feel overly large or impersonal. Hickey points out that not only is the building well-run with a great superintendent, but it’s also surprisingly laid-back. “It’s a building I would live in for sure.” Still, when it comes to location, Gramercy Park is perhaps the biggest draw for buyers. “The whole area has undergone a renaissance from 10 to 20 years ago. Even the Flatiron Building is going to be developed into condos,” Hickey says.
Studio to three-bedroom units with nine-foot ceilings available for sale
Corner units have exceptionally beautiful interior windows with a very Modernist feel, given the unique right angles of the facade, especially in the upper units. Some units in the south-facing lower floors, however, have views of the courtyard and adjacent tower, so in this development, it’s definitely preferred to be on a higher floor. Buyers can expect units with setback, courtyard-facing terraces, nine-foot ceilings with floor-to-ceiling windows and wide plank, white oak flooring throughout. The open kitchens include glass cabinetry with millwork interiors, polished quartz countertops and Gaggenau appliances. Primary bathrooms are outfitted with Calacatta marble countertops and Kallista fixtures, marble tub decks, and some units also feature radiant heated flooring. “Some of the larger units have really unique layouts with outdoor space,” Hickey says. “I’ve only sold one that wasn’t a one-bedroom. They sell out really quickly.” Studios typically range between $1.3 million and $1.4 million, while one-bedrooms run between $1.67 million and $2.1 million. Two-bedrooms usually start at $2.7 million, while three-bedrooms start around $4 million, depending on outdoor space and square footage.
A full suite of high-end amenities
Hickey points out that buyers tend to like the suite of amenities that the building offers, which includes an indoor pool, residents’ lounge, rooftop terrace and landscaped courtyard. There’s also a catering kitchen in a private dining room, high-end fitness center, screening room, and children’s playroom. Residents can, of course, also expect a 24-hour, fully attended lobby and concierge services. While there is an indoor parking system, it is managed by a separate company.
Manhattan’s Gramercy Park and Rose Hill neighborhoods
“It’s a great location, East 22nd Street has some amazing buildings,” Hickey says. Situated at the border of Rose Hill and Gramercy Park, the building is less than one block from the 4 and 6 trains at the 23rd Street Station. While the neighborhood isn’t known for its abundance of restaurants, the rustic farm-to-table restaurant Friend of a Farmer is close by, as well as several restaurants along Fifth Avenue, one of which is the famous Eataly. The building is also one block away from the private, key-entry Gramercy Park, and two avenues from the Flatiron Building and Madison Square Park.
