A prewar co-op in the heart of Prospect Heights

Situated along a quiet, tree-shaded side street between Vanderbilt and Carlton Avenues, 225 Park Place is less than two blocks from Grand Army Plaza. Completed in 1940, the six-story building is clad in red brick punctuated by white-framed casement windows. Denoting its prewar design, the occasional Art Deco adornment — including cornices (crown horizontal molding), friezes (decorative facade paneling) and architraves (molding framing windows) — is sporadically placed across the facade. “People who buy into this building are intent on living in Prospect Heights, where, in my opinion, [this address] couldn’t be a more ideal location,” says Jesse Shafer, a broker at Compass. “It’s within walking distance of all the iconic neighborhood attractions, like Grand Army Plaza Green Market, Brooklyn Library, Prospect Park, and Brooklyn Museum.”

Spacious layouts with charming architectural detailing

Sixty apartments across six stories range from studios to three-bedrooms; there are, however, a handful of four-bedroom conversions. Units don’t go on the market often, least of all studios. Shafer says the floorplans are “classic in a prewar sensibility” with “spacious, bright rooms and high ceilings.” Traditional adornments can be seen throughout units that haven’t been renovated, including base molding, arched doorways, wainscotting, parquet flooring and recessed shelving. “Some residents have opted to maintain the original bathroom tiles, which have this pleasantly unexpected but beautiful contrasting black and turquoise color scheme.” Each apartment has a formal foyer with multiple closets or a walk-in closet, and a salon-like area that is roomy enough to fit a gallery, small office, or library. Shafer’s property, #4D, a two-bedroom with multiple oversized curved niches and a renovated kitchen, sold for $1.1 million in September 2024. Unit #2J, a one-bedroom with an 18’ by 12’ foot bedroom and an eat-in kitchen, sold for $829,000 in August 2024. A studio, #3K, was advertised in the listing as “so big” it could be “renovated into a one-bedroom” upon purchase with pre-board approval; it sold for $609,000 in July 2023.

Basic amenities adorned with Art Deco flourishes

The elevator building has a live-in superintendent and part-time maintenance staff. “Most prewars in the area are walk-ups,” says Shafer, “so the elevator is a selling point for families schlepping strollers or, really, for anyone who isn’t a fan of stairs.” Schafer says the elevators are not only appreciated for their utility, but they are also incredibly beautiful. The mechanics have been replaced with new machinery, but “the elevator cart feels like stepping into a time capsule with its acetate buttons and wood carving.” Residents can find laundry facilities on the lower level with folding tables and chairs. The same subterranean floor has a bike room and personal storage area, both subject to availability. Additionally, there’s a well-kept courtyard with benches and lots of sunlight for outdoor tranquility. For added security, the building recently installed a digital doorman that monitors the security of the building and package delivery to the mailboxes.

A neighborhood not solely defined by Prospect Park but also by its rich history

At the entrance of Prospect Park, visitors are greeted by the Soldiers and Sailors Memorial Arch, a historic Civil War memorial with a crowning bas-relief sculpture of a winged goddess. Lining the perimeters of the Grand Army Plaza, four granite and bronze columns topped with copper-cast eagles lead to the Central Library housed inside the 1889 beaux arts building. Park Slope’s contemporary comforts are plentiful, too, including the YMCA housed in the former National Guard 14th Regiment Armory and cocktail-service cinema Nitehawk outfitted with retro arcade games. Nights out could entail stirred gin martinis at Saint Eve's Cocktail Bar, followed by black squid ink pasta and a glass of Chianti at mainstay Al di la Trattoria. For groceries, denizens can walk a few blocks to Foodtown supermarket or specialty grocer Ideal Food Basket. However, Prospect Park is the leading attraction, with its 526 acres of green space comprising The Grecian Shelter, Dog Beach, The Picnic House and The Boathouse.

Two nearby subway stations include Grand Army Plaza

Residents can easily walk in under two minutes along Park Place to the 7th Avenue Station, which provides access to the B and Q trains. Just a bit further down Flatbush Avenue, about a quarter-mile, the Grand Army Plaza station offers trains 2, 3 and 4. Meanwhile, major thoroughfares — Atlantic Avenue, Flatbush Avenue and Prospect Expressway — make travel easy through Brooklyn into Manhattan and beyond.
