A 2014 condominium with industrial vibes and nicely designed apartments
Set in the Gramercy Park neighborhood, this 20-story condominium features some of the architectural design cues commonly seen in SoHo, another of downtown Manhattan’s trendy hubs. “It’s kind of a new-age loft, like an industrial type of building, with the brick facade and casement style windows,” says Rudi Hanja, a real estate agent at Brown Harris Stevens. The condominium is indeed reminiscent of an industrial warehouse — architecture firm Hill West even selected an aged brick in order to make the building feel older. Developer Naftali Group took care inside the building, as well, bringing on international design firm Rottet Studio to handle the interiors. Hanja wraps up the appeal: “The ceilings are high, the windows are big, the layouts are open, and the finishes are very well done. And the staff is wonderful. They do a great job of keeping the building in perfect condition.” Amy Mendizabal, an agent at Compass, shares that when sales began in 2014, the building sold out within six months. “Having an experienced developer with a good reputation like Naftali Group always makes a big difference with the quality of the building and the design. It’s important to buyers.” Ten years later, the condominium offers turn-key apartments that remain stylish.
Modern amenities cater to a social, laid-back lifestyle
“The building isn’t flush with amenities, but it has just the right amount of those important spaces that people actually use,” Hanja says. “They’re not having to pay for a pet spa or a pool that they never swim in or any of those types of things.” What they do have is a nice-sized gym, storage cages akin to a walk-in closet, plus a lounge and two outdoor areas. “The lounge has three distinct spaces: the kitchen, living room and game area with a pool table,” Hanja shares. “There’s also a fantastic roof deck which faces north, so you get that nice skyline view. You’ve got a grill, a fridge, a sink and a nice bar setup that faces the view.” There’s also a furnished backyard terrace on the fourth floor. “It’s really charming and a nice counterpoint to the roof,” Mendizabal says. “The light is softer, and it feels like a secret garden. You have large lush trees, some benches and a little herb garden with basil, mint and such, which is really sweet.” The double-height lobby has a full-time doorman, and Mendizabal says that the space is very well maintained: “You’ll never walk in and see a pile of boxes. Everything is slick and concealed.”
One- to five-bedroom units feature understated, neutral finishes
Lower levels have five units per floor, while upper floors have only two units per floor. Inside, each residence fills with natural light thanks to the large, gridded windows and high ceilings. “The casement style windows are a big draw for many people because it gives a nod to the old New York,” Mendizabal says. In the kitchens, Rottet Studio selected white cabinetry accented by stainless steel features like the floating shelves and range hood. “You get high-end appliances and a sleek, minimalist design in the kitchen,” Hanja adds. “The units as a whole have a very timeless look. I think you can compare it to anything that's being developed today and it would be a pretty similar aesthetic. You have the wide-plank floors, white lacquer cabinetry, simple white marble counters in the bathroom.”
One-bedroom units typically sell between $1.3 million and $1.5 million, while prices for two-bedrooms range from $1.62 million to $3.15 million. In recent years, three-bedroom apartments have hovered around $2.5 million, while larger residences stretch from nearly $6.8 million to $11 million.
Proximity to parks and dining, plus an influx of high-end residential towers
Located mid-block between Second and Third avenues, the condominium is within walking distance of several green spaces, including Madison Square Park, Gramercy Park and the East River Esplanade. Most restaurants are located east, toward the Flatiron District, or north in Kips Bay. “There are the hospitals over on the East River, so we’ve seen a lot of doctors working in the area come look at the condo,” Hanja shares. “This neighborhood is kind of in transition. There are a lot of new developments happening, which has really changed the feel of this area and kind of upped the quality of the housing stock.” This particular block of 23rd Street is also home to academic institutions like the higher-ed School of Visual Arts and a public English and American Sign Language school. Baruch College is also one street north.
Subways and buses are easily accessible
Residents can catch the 6 train just over two avenues west or the R, W trains slightly farther. Over ten bus routes, including the crosstown bus, operate within a couple blocks of the condominium, and for intra-borough travel, drivers can access FDR Drive to the east.
