A small, parkside Spuyten Duyvil co-op that asks 10% down
While the seven-story, 51-unit co-op at 2711 Henry Hudson Parkway in Spuyten Duyvil overlooks the eponymous thoroughfare, living in the building still provides a sense of being removed from the activity of Manhattan just over the Henry Hudson Bridge. For one, a nearly nine-acre park named for the famed explorer is located on the other side of the building across Independence Avenue. Additionally, the larger green space of Seton Park is a few blocks north and the massive Van Cortlandt Park is a bit further to the northwest.
BOND New York Properties agent Danielle Senisi, a resident of the 1953 property who does business in the neighborhood, describes the area as "an urban sanctuary." "It's right outside upper Manhattan, but the landscape is completely different. There's trees and parks and views of The Palisades," she says. Regarding the roadway, she notes that a lack of traffic lights keeps cars moving. "Because the traffic is hardly ever stopped, there's not a lot of honking or anything like that, more just ambient noise," she says. (A few of the co-op's terraces face the road, which is probably not preferred. Sound Score gives the co-op a 61/100, or "busy" rating, and First Street assesses the air pollution as "moderate" with a 3/10.)
Compared with some of the other buildings in the area, The Independence, as it is also called, does not offer as many amenities. "I don't need all the bells and whistles," says Senisi. "It's smaller, the community is very friendly and the staff is awesome."
The co-op's minimum down payment requirement also distinguishes it from other properties in the neighborhood. "It's one of the buildings with 10% down," says Douglas Elliman executive manager of sales and longtime community resident Terhi Edwards. "There's not too many of those in the area."
Spacious one- to three-bedroom homes, some with balconies and views of the park
Homes in the co-op include one- to three-bedroom apartments. One-bedroom units can measure as much as 1,000 square feet and ask $300,000 and up. Two-bedrooms sell for $320,000 or more and can be as large as 1,300 square feet. Three-bedroom homes up to 1,850 square feet list for between $320,000 and $675,000. Senisi notes that listing prices are a bit more than those in other buildings in the area, but that maintenance fees are lower. "Even though I paid a larger price tag, the monthlies are cheaper and I got more space," she says.
Homes are spacious, with entry foyers, generous closet space and often, multiple exposures. One two-bedroom layout includes a living room measuring 31 feet long and a 9-foot by 12-foot dining area. Many of the units have balconies, with views including the co-op's handsomely landscaped grounds and Henry Hudson Park. Some homes still include the original parquet floors.
Part-time door attendant, laundry facilities and waitlisted parking
Independence House has a part-time door attendant, live-in super and porter staff. A laundry room is located on the ground floor, and there is a bike room for no additional fee. Both parking and storage have waitlists. The building is pet-friendly.
A suburban and neighborly feel close to Manhattan
Located at the southernmost tip of the Bronx, Spuyten Duyvil offers a verdant and peaceful setting with proximity to Manhattan, along with a sense of community. "I like living there because it takes 10 to 15 minutes to drive to the Upper West Side. If I want to be in the city, I can be," says Edwards. "It's quiet. On Saturday and Sunday you see a lot of people you know."
Popular shopping and dining options are found along and near Johnson Avenue and Riverdale Avenue, including a Key Food Supermarket on W. 235th Street, a five-minute drive. Popular restaurants in the area include Palace of Japan, Tin Marie for Tapas and Bella Notte for Italian food. Several supermarkets, including ALDI, Foodtown and Garden Gourmet Market, are along Broadway, 10 minutes away by car. Henry Hudson Park contains athletic fields, playgrounds, walking trails and dog-friendly areas. Seton Park offers similar facilities as well as a forest, and can be reached in less than 10 minutes on foot. The massive Van Cortlandt Park to the north is a five-minute drive. Prestigious private schools Horace Mann and the Ethical Culture Fieldston School are located in nearby Fieldston.
Express and local buses steps away, plus Metro-North and major highways
Express buses stop outside the co-op, and the trip to Midtown's east and west sides and the Financial District takes about an hour. The Spuyten Duyvil Metro-North Railroad station is a five-minute drive or 10-minute walk from the building, and it's about a 30-minute ride to Grand Central Terminal. Travel time to Midtown by car is also a half-hour. The building is next to an entrance to Route 9A/Henry Hudson Parkway for easy access to Manhattan and points north, and Route 9 and Interstate 87 are major roadways to the east. LaGuardia Airport can be reached in about 25 minutes by car.
