Postwar co-op within walking distance of Staten Island Ferry
This postwar co-op from 1963 represents a strong value for Manhattan commuters who don’t want to leave New York City, and there are only so many buildings that offer 1,100-square-foot apartments with skyline views for less than $350,000. The six-story red-brick building, just half a block up a hilly street from the waterfront, is partially wrapped in a distinctive off-white cladding that makes it stand out from neighboring residential buildings. It offers more amenities for the price than a comparable building in Manhattan, while being just a 10-minute walk from the St. George Ferry Terminal.
A mix of studios, one- and two-bedrooms
The 120 units are split between owner-occupied and rental homes, since the board allows subletting after three years of ownership. The condition varies, from fully renovated pads with stainless-steel appliances, marble bathrooms and built-in shelves to apartments that have never been renovated. The most coveted apartments feature views of the New York Harbor and the lower Manhattan skyline in the distance. Studios range between 350 to 450 square feet; this small footprint allows for little more than a bed, small desk and tiny table for two. However, kitchens are a decent size for the square footage and occupy a separate room, and some apartments have Murphy beds to maximize space.
One-bedrooms start at 485 square feet and max out at 1,000 square feet. Larger units have kitchens that contain dishwashers and bedrooms that can handle king-sized beds. Two-bedrooms span between 800 to 1,100 square feet and include bigger kitchens, powder rooms and dedicated areas for eating and working from home. Through-wall air conditioners are most common here and fire escapes provide the only outdoor space for apartments. Prices are on the low end for NYC, with 2024 prices asking $189,000 for a studio, $249,000 for a one-bedroom and $330,000 for a two-bedroom apartment. Common charges are also on the low end and include all utilities except electricity.
On-site parking, roof deck and fitness center
Numerous amenities are on offer at 36 Hamilton Ave., considering its age and lower price points. Parking is a big lure, as some apartments come with a deeded parking spot in the on-site garage or provide the option to buy one for $40,000. Otherwise, finding street parking near the waterfront can prove time-consuming. The large roof deck is another draw, a more recent addition where residents can watch boats like the Staten Island Ferry sail past the skyline. The deck is on the sparse side but outfitted with lounge chairs and pergola-shaded couches. There’s additional outdoor space in the garden, which is anchored by stainless-steel barbecue grills and picnic tables. The gym is basic but big enough to offer a variety of cardio and weight machines; it is an additional cost. There are also two laundry rooms since apartments lack washer/dryers. Staff is limited to a live-in super; visitors are buzzed in through the intercom system. It’s also important to know that only cats are allowed here.
Heart of St. George and walking distance to promenade, culture, sports and shopping
Even though the co-op has a parking garage, there are a growing number of attractions that residents can walk to near St. George’s waterfront, like the Staten Island 9/11 Memorial and the North Shore Esplanade for exercising and taking in the skyline. Next to it, the Staten Island FerryHawks, a minor league baseball team, play at SIUH Community Park.
Empire Outlets is also among the newer options. Billed as the city’s first outlet mall and next to the ferry landing, stores include Nordstrom Rack and Banana Republic Factory, while the food scene includes New Yorker favorites like Shake Shack and Nathan’s Famous hot dogs. Many spaces remain vacant, however. There’s entertainment here too in the form of Staten Island Playhouse, a performance space for shows from the Spotlight Theatre and the Staten Island Shakespearean Theatre. More culture is nearby at the St. George Theatre; it’s a 10-minute walk from the co-op to the historic 1929 venue that’s been restored to its former, gilded glory. It seats almost 3,000 and features a wide-ranging lineup, encompassing ballet, kid’s shows, beloved pop culture movies, comedians, jazz festivals and more.
Additional businesses are near St. George Theatre — just two blocks from the co-op — including casual restaurants and an independent pharmacy along Stuyvesant Place. The Basement is a recent addition on Schuyler Street, a chic underground space that’s gained a following for its fine dining and crafted cocktails.
Key Food is the nearest supermarket but a 15-minute walk, or 10-minute bus ride, from the building. The blocks surrounding 36 Hamilton Ave. become more residential away from the waterfront, which makes owning a car more convenient for some.
Staten Island Ferry and buses are conducive for getting around
The St. George Ferry Terminal is within walking distance for the Staten Island Ferry, a free ride that passes the Statue of Liberty and reaches Lower Manhattan in 25 minutes. It’s readily accessible to subway lines, namely the R and W at Whitehall Street South Ferry, the 1 train at South Ferry, the 4 and 5 at Bowling Green and the J and Z lines at Broad Street. As an alternative, the NYC Ferry also runs between St. George, Battery Park City and Midtown West, reaching the latter in about half an hour. The ferry runs 24/7 and even provides free shuttle buses from the Midtown location around the clock.
Additional private ferry companies include, but aren’t limited to, the Seastreak, a seasonal company that runs to the Jersey Shore and New England, and NY Water Taxi for shuttle rides to the likes of Ikea in Red Hook. There are no trains between Staten Island and Manhattan, but there are numerous bus lines both around the island and to the city, and the Staten Island Railway runs between St. George and Tottenville.
Nearby shelter has presented issues for some residents
In 2023, SILive.com reported about a decrease in quality of life and an increase in safety concerns for residents at 36 Hamilton Ave. after Project Hospitality, a drop-in shelter for those who are experiencing homelessness and special needs, opened nearby in 2020. Resident complaints include verbal and physical assaults and trespassing. The building is working with the organization to help mitigate the issue.
