On the Waterfront: Industrial chic vibes and San Francisco Bay views
The San Francisco Bay and the San Francisco-Oakland Bay Bridge are on full display from the aptly named Bridgeview, a 26-story condominium tower. Located in the South Beach neighborhood, its oversized windows and a sundeck frame far-reaching vistas from the top floors. Lower levels offer views of the bridge's scaffolding for an industrial chic vibe. The downtown area, which includes South Beach, has come into its own since the building was completed in 2001. Companies like Salesforce, LinkedIn and Google have set up shop in the nearby Yerba Buena neighborhood—meaning resident techies can walk or bike to work. Bridgeview is also blocks from the Embarcadero, where residents can run, walk or sit down to a meal on the waterfront. Values at condos downtown saw a decline over the pandemic, but started to rebound in early 2024, jumping 7% year over year in the first quarter, according to Compass. “In the past year, I've often been asked where I saw the most opportunity for buyers, and I've always replied ‘the San Francisco downtown condo market,’ because it has been unnaturally depressed in recent years,” says Patrick Carlisle, chief market analyst at Compass in the San Francisco Bay Area.
One- and two-bedroom units with oversized windows
The condo building has 245 units, with the majority being one- and two-bedroom homes. Open living, dining and kitchen areas have oversized windows overlooking the water and bridge—or the San Francisco skyline. Finishes and appliances vary, but many feature wooden cabinetry in the kitchen, white-tiled bathrooms and decks. One-bedrooms start at around $500,000, while two-bedrooms range from just under $1 million to $1.4 million. About 50% of Bridgeview’s units are owner-occupied. Owners can expect to rent out a one-bedroom for about $3,500 a month, while a two-bedroom can command $4,500 to $4,900 a month.
Pool, spa and sundeck under the Bay Bridge
An outdoor pool and spa—somewhat of a rarity in San Francisco—are part of the third-floor fitness area. The spa sits under the Bay Bridge’s scaffolding and is surrounded by plantings to bring a bit of biophilia to the urban setting. On the 15th floor, there’s a sundeck with seating and a grill area where residents can host dinner parties overlooking the bay. The building has onsite security and building management, as well as a parking garage and storage.
Close to Rincon Park and the Embarcadero
Bridgeview was built in 2002 as part of a wave of new development in the South Beach neighborhood. Much of the area was industrial through the 1990s, although plans for redevelopment had been under consideration for decades. Oracle Park, home to the San Francisco Giants, opened in South Beach in 2000, with other projects following soon after.
Rincon Park is just blocks away on the waterfront, and features a bow-and-arrow sculpture, “Cupid’s Span.” Residents can also walk the Embarcadero, which stretches from Oracle Park to Fisherman’s Wharf, or the museums in Yerba Buena, including The San Francisco Museum of Modern Art.
Walkable to tech offices and San Francisco Transbay Terminal
Residents can walk to downtown San Francisco, including LinkedIn, Google and Meta offices, as well as the Salesforce Tower and the San Francisco Transbay Terminal underneath. Residents can catch a BART train to the San Francisco International Airport or the East Bay area at Embarcadero, and the Muni Metro light rail is just a few blocks away. The building’s proximity to the Bay Bridge makes for more than a nice view—those who work in the East Bay area have quick access to the bridge and I-80. The interstate turns into Route 101 to the south, and it’s about 36 miles to Mountain View, California, where Google is headquartered.
